OPEN MEETINGS
All Board meetings are open to any and all homeowners wishing to observe or comment. The Master Board meets at Management Specialists, Inc.’s office, 5855 Wadsworth By-Pass, Building B, Suite 100 at 5:30p.m. on the third Wednesday of each month (sometimes skipping December). The sub-association meetings are on an as-needed basis, and any director can give notice of an upcoming meeting.
SOME PEOPLE HAVE FUN
At the expense of everyone else! Pool damage from those we call “vandals” has cost the Association over $1900 this year. The under-water light has been ripped out 3 times, the light bulbs have been broken or stolen, and the bathrooms have been trashed. And nobody saw or heard anything?
NO PARKING GETS SERIOUS
Due to the narrowness of W. 83rd Ave. and W. 82nd Place, parking is restricted per the recommendation of the Arvada Fire Department. There is NO PARKING on these streets at ALL TIMES. Please comply with this request due to safety concerns. There are numerous off-street visitor-parking spots on both streets. Emergency vehicles cannot get through with cars parked on these streets. Parking on Miller Court and W. 82nd Ave. is permitted on one side only. Continued violations will result in fines and/or towing by MAXX Auto Recovery, Inc. Please pay attention to the signs that have been posted. Thank you for your cooperation! If you have any questions concerning traffic safety, please contact Management Specialists.

OLD GLORY WAVING
We owe a big “thank you” to the person(s) who graced our properties with American flags immediately after the destruction in New York and Washington. I hope we’ll keep them visible; maybe replace them with something BIGGER?
COVENANTS COUNT
The following statistics are a reminder that visitors and homeseekers look at more than the one home that’s for sale: from 1999 to 2001 Courtyard home prices went from $177,000 to 190,000. Cluster prices increased from $157,000 to 191,000 on 83rd Ave. and the townhome side of 82nd Place during the same period. Cluster homes on the south side of 82nd Place and the north side of 82nd Avenue appreciated from $186,000 to $212,000. Patio home prices went from $152,000 in 1999 to $235,000 in 2001. Some of the 2001 prices shown are for homes still on the market. Those who serve on the much-maligned Architectural Control Committees like to think that the effort to “enhance the value, desirability and attractiveness” of our properties makes a positive difference in how we think of our neighborhood, and also how outside observers think.
STREETWALKERS?
The trees and shrubs on our properties have grown from small to sprawl. Please trim those branches that snag the unwary, or force walkers into the street.

LATE CHARGE AVOIDANCE
Our association fees are due on the first of the month. There is a 10-day grace period, following which all payments received are posted. Any payments arriving after the 10th will be delinquent. Please make sure that your fees and correct coupons are mailed in timely fashion in order to avoid a late charge.
ARVADA CODE ALERT
Signs on city right-of-way (between streets and sidewalks) such as those for real estate sales, political candidates, garage sales, etc., are prohibited, as are signs posted on utility poles. Our covenants also restrict signs; real estate to the property, political signs are accepted by the Board even though prohibited by our covenants, when used in moderation. If and when you sell your home, please advise your agent that our common areas are off-limits except for one-day “Open House” signs.
Grass and/or weeds growing beyond 12 inches in height are not allowed, either by city ordinance or our Covenants.
ANOTHER ANNUAL MEETING?
Enclosed with this newsletter is the notice for our annual general meeting, to be held at 7:30p.m. on Wednesday, October 17, 2001, at the Northwest Evangelical Free Church at 80th Avenue and Simms.. The general meeting will be preceded by the monthly Board meeting. For the last 2 years, these have been attended by fewer homeowners than are necessary for a quorum. If you choose not to attend, please be prepared to give your proxy to someone who is planning on attending, so that the business of the association can be carried out. The agenda, as usual, will be to address any questions about the 2002 budget, a copy of which is included, to elect to the Master Board those people willing to serve, and to break out into our subassociations to discuss those issues that pertain to them, and to elect directors to serve on those boards.
Several Board positions will be up for election: Master Board positions of Peggy Hilton and Curtis Sporbert expire. Patio Board positions expiring are Anita Kaufman and Bob Mimnaugh.
Cluster Board has 3 vacant positions and the Courtyard Board has openings too. Won’t you please consider giving time to your Association?
The Boards do not anticipate the need to raise Association fees for the coming year, in spite of the contractual increases with BFI and Urban Farmer, and .the Postal Service is contemplating an increase in the cost of first class mailings. We’ll just have to live with that uncertainty.
