just about square footage?
I'm neither real estate agent nor Board member (and this is not a solicitation for a real estate business), but are you suggesting that square footage is the primary or only factor in determining property value or sales price? What about age and condition of the home, roof condition,lot size, type of lot, (golf course lot vs. interior lot), neighborhood amenities, condition of the community, condition of neighboring properties,type of contruction such as vinyl siding vs. brick, built on a slab vs. crawl space or basement, architectural details such as keystones, soldiering, window material and design, garage door style, interior features such as ceiling heights, sprayed or smooth ceilings, moulding, hardwoods vs. carpet, tile vs. vinyl flooring, granite vs. laminate countertops, age and condition of HVAC and appliances, curb appeal and wow factor or at least updated features that buyers are looking for? And what about the needs of the seller--how quickly the seller needs to move?
Square footage of the homes in the neighborhood may be a selling point but the square footage is generally fixed. Perhps there are other ways to add value in the eyes of the buyer.
