LAKEWOOD ESTATES PATIO HOMEOWNER'S ASSOCIATION
Annual Meeting - January 9, 2008

The meeting of the Lakewood Estates Patio Homeowner's Association was held
on Wednesday January 9, 2008 at the Lasley Elementary School. The meeting
was called to order at 7:05 by President Barbara Kangieser. The Sergeant of
Arms, Bill Kerrigan, determined that we had a quorum with 17 households present
and 10 proxies.

Bob Alcorn moved that the minutes from the 2007 annual meeting be approved as
written. Gerry Porter seconded the motion and it was passed in a unanimous vote.

Diane Amico gave the Treasurer's Report. She reported that approximately
$3000.00 had been withdrawn from the Money Market account to help pay for
snow removal. She reported that Trees and Shrubs,Snow Removal, Sprinkler
Repairs, Fence Repairs ,Water & Electricity, Legal & Professional Fees,and
Taxes were all over budget. Office Supplies, Insurance,Trash Removal and
Misc.were under budget. Diane went over the proposed budget for 2008 and the
approximate figures, leaving room for adjustments if the snow removal again exceeds
its limit. There was discussion about moving our money from that we keep abreast
of the situation and act accordingly. Diane also mentioned that 2 snow removal bills
will go into this year. Bob Alcorn moved to accept the budget, Gerry Porter seconded
and the motion was approved. Barbara asked for two volunteers to review the books.
Marcel Rivera and Bill Kerrigan volunteered.

Joe Garcia and George Mucilli were recognized for their hard work on the
Landscape Committee. In his report, Joe reported that All-Phase is doing a
better job of serving us. They are easy to work with .In 2008, he hopes to work on
putting down rock and mulch and edging the whole complex. There was some
snow damage from last year, but All-Phase helped make repairs. Lawn covers
were added last year. Some sprinkler head were added, some were replaced.
Most bushes were trimmed. Mountain High removed three trees and some
sod was replaced. It was reported that trees are only removed when necessary.
All-Phase is using an ATV now for snow removal and we will need to check the
costs.

In the Architectural Committe Report,Gerry Porter announced that the committee
follows the rules that have been set down. The Color Coordination group helps
makes decisions on colors. Di Henry is retiring from her postition on the
committee and Roger Bates will replace her. Besides paint choices, the
committee also works on all exterior decisions. George Mucilli questioned
the repair of the north fence. The repairman who did repairs for us previously
has retired. We will need to find someone else. There were several problems
with roof repairs and faulty material. Four houses were painted this year with
no problems. Even if your house is being painted the same color, it needs to
be approved. Back decks need to be attractive from the neighbor's view as
well as the owner's.

Laura Rothenfeld gave the Neighborhood Watch report and announced that
there three incidents this year; a stolen statue, a barking dog and the abandoned
car. The police are focusing on grafitti in the area. Charterwood has had
several problems with vandalism. The Service Booklet has been updated and
there are three new categories; door repairs, furniture repairs and roof repairs.
Barbara reminded everyone to make sure gargage doors were closed. Jerry
Gagnon reported that Sears has a device that indicates when your door is
left open

Barbara thanked all of the committee chairmen for their reports and their hard
work. Committee chair,Joe Garcia and co-chair, George Mucilli have agreed to
continue in their positions on the Landscape Committee. Gerry Porter will continue
as chair of the Architechural Committee and will be joined by Roger Bates as co-chair.
Shirley Hendry and Barb Porter have agreed to continue in their capacity of color
coordinators assisting the ArchitechuralCommittee. She announced that the picnic
last year was a success. Enough people showed support in continuing the picnic
next year. Communication is the key to a successful HOA. Barbara again cautioned
the homeowners to be aware of their gargage doors and security lights. She asked
Gerry Porter to report on an incident last month of an abandoned car in their cul-de-sac.
It was suggested that all apparently abandoned cars be reported to the police.

Evelyn Mucilli gave thanks to the Board for their hard work.

It was announced that Orlean Delamorton and Tony Bruski passed away this
year. There are no new members this year. Two houses are for sale.

Nominations were taken for the two positions on the Board vacated by Diane
Amico and Jerry Gagnon. Barb Alcorn and Jeannine Wilkinson have agreed
to join the Board. Barb Porter moved to accept these two members and
Gerry Porter seconded. The motion was accepted .Diane Amico moved that
we accept the two members by acclaimation.The motion was approved.

Recycling was brought up. The service is offered in Denver and Barbara will
contact Waste Management tosee if the service is offered to its customers
in Lakewood and what the cost would be. Linda Rothenfeld suggested
that a list of recycling centers be complied. Sylvia Wedmore will call Nancy
with list.

Bill Smith's number in the Service Booklet needs to be changed to 303-781-7856.

Diane Amico moved to adjourn .The motion was seconded by Keith Kreycik. The
meeting adjourned at 8:15.
Following the meeting the remaining members of the Board agreed to appoint
Barb Alcorn to the position of Treasurer and Jeannine Wilkinson to position
of Vice-President.
