LPHOA BOARD MEETING
MAY 19, 2004

***The meeting was called to order by Ken Dry at 7 p.m. The board reviewed and approved the minutes from April?’s meeting.
MANAGEMENT REPORT---Bob Wallace gave a report on action items and projects
1. Faux speed bumps have been installed.
2. Night guard has been replaced, 10 pm to 6 am
3. Insurance for a ?“Work Out?” center?—would increase our annual premium by only about $200. However, Farmers Insurance cautions that injury lawsuits are common.
4. McCormick Ranch POA meetings are the last Wednesday of each month. Space is very limited. Reservations must be made one week in advance.
5. Fixed loose gatepost at the cul-de-sac
6. Repaired chair lift at pool
7. Repainted deck at the family pool
8. Installed new filter in the office pond?—now have clear water
9. Installed security light with solar power at the cul-de-sac gate.
10. Replaced evaporative cooler at the bathhouse pool area.
OLD BUSINESS
1. Some pool furniture needs to be re-strapped (See Pool Furniture Bid Sheet) Six chaise lounges will be re-strapped at this time. Cost is $95.00/lounge
2. House Painting Plan?—13 home fronts still need to be painted for the first time. Four companies have submitted bids.(See Paint Schedule and Bids for more info) After much discussion, the board unanimously awarded the job to KORO, mainly because they are able to finance the entire project with no interest. KORO is to paint one home first to the satisfaction of the homeowner and the board. Bob Wallace will then negotiate a contract for the remaining homes. KORO will be expected to keep with the paint specs. After the first round of painting is completed, an advisory committee will be appointed to come up with a more equitable solution for future painting projects.
3. North Tennis Court will be repaired at some point in time. A core drilling will be done and then a course of action will be decided from those results.
4. Street Maintenance?—a street sweeper will be hired to come in once a month and clean up the community for $85.00 each time. It has been done once already.
COMMITTEE REPORTS
1. Architectural?—Proposed addition to the Horsey residence (lot 56?—8486 N. 84th Pl.) See attached letter and drawings from IntraPlan Architects. Ken Dry will check this out at the property and give board approval if satisfied.
2. Landscaping?—the community is in a maintenance mode right now. The grass is watered at night. There are many trees that need to be trimmed or removed?—Bob Wallace will put together a list of trees that need attention.
NEW BUSINESS
Ken Dry has stated that he has many volunteers for advisory boards and committees, but is still looking for someone to be the assistant secretary to help out the secretary.
RESIDENTS?’ FORUM
1. Mrs. Galat would like to see some kind of retaining wall between the gravel and mailbox areas?—would keep the area cleaner.
2. Larry Seidman has a problem with propane trucks damaging his driveway when they drive on it to service neighbors whose property backs up to Larry?’s driveway. He has sent the propane company and his neighbors a letter with his concerns, requesting repairs. He will contact an attorney and move forward with legal action if there is no response. He wanted to notify the LPHOA board of his impending actions.
3. Mrs. Friefield wants to know why homeowners are not allowed to hire Las Palomas employees on their time off?—the rationale is that it would conflict with their jobs and there is too much potential liability. She is also concerned about residents who habitually park their cars in their driveways rather than the garages. She feels it looks much better when cars are stored out of sight. There is no rule that cars must be parked in garages.
4. Barb Goldfarb is concerned about the fire pit area?—needs to be kept cleaner and landscaping needs more attention?—more weeding and trimming, specifically.
***The meeting was then adjourned at approximately 8:20 pm. The next meeting is scheduled for Wednesday, June l6, 2004, tentatively in Bob Wallace?’s office.
