Las Palomas H.O.A.
Presidents Letter

January 20, 2005

To all members of the Las Palomas Homeowners Association:

The Board and staff of Las Palomas want to thank all the members for their cooperation when working with us to keep Las Palomas a premier place to live and enjoy life.

Our goals have been to enhance the common property, create an environment with more understanding and positive interaction within the Association, maintain control of the budget and reserve accounts and hope that our efforts will increase the value of our homes over the next years.
If we have made most of the homeowners proud by being a part of Las Palomas and more secure with their investment, then we have accomplished our goals.

The election in February, to appoint new members to the Board or re-elect the current members, is how we eventually show our support or displeasure with a Board member. Sherry Mischel has one more year to finish her term. Ken Dry and Mike Frain will be on the ballot for re-election and ask for your continued support. Art Messenger has served four terms and is not eligible for re-election. He has devoted many fruitful hours as a member of the Board and we want to thank him for his efforts over the past years. Likewise, Russ Marohnic will not seek a seat on the Board. Russ was appointed to the Board as a replacement when the Board was left with two vacancies due to resignations earlier in 2004. We wish to thank Russ for his participation and hope his work schedule will allow him to serve the community at some future date. Norm Cocanour has offered to run for election for the next year or more. Norm was very instrumental in helping the Board to get our current Insurance coverage for the complex. With his help we were able to negotiate a policy with considerable savings on premiums and maintain equal if not better coverage. His background experience would be an asset to the Las Palomas Board. The current Board supports his election.

We need candidates to run for these offices. We would like to have a five-member board. Major topics for consideration over the next few years are, reserve fund levels and allocations, house painting policies, capital expenses - asset evaluation, needs for special assessments and re-evaluating landscaping policies.

Thank you for support and advice over the past year and would appreciate the opportunity to serve in the coming year.

Ken Dry, President & Treasurer
Arthur Messinger, Vice President
Sherry Mischel, Secretary
Mike Frain, Director
Russ Marohnic, Director
