I am very happy to present you with our second quarterly report during 2003. Attached please find our financial reports for the period ending 6/30/03 illustrating our current balance of $8,378 together with your dues assessment statement. Common issues addressed by the board during this time are:
General Maintenance:
?• The costs related to the damaged water line and broken corner light from last year?’s work on the street light have been collected from the City of San Antonio. Collected: $700
?• Trees with overhanging limbs presenting a hazard to roofs or windows were trimmed. Cost: $900
?• Repairs were made to the outer pool perimeter fence and doors, gate locks, and mail boxes. Cost: $1060
?• All sprinklers were examined and repaired.
?• Swimming pool area and storage rooms were cleaned out and junk hauled away and light bulbs were replaced. Many thanks to Clarence and Helen Fey and Raul Gaitan for their work. Cost to haul: $110
?• Legal services were retained to address two homeowners with delinquent assessments in excess of $1,300. Cost to be determined by the amount of time involved but will be charged back to the responsible homeowner.
?• A water leak flooding emergency in one of our homes whose owner was out of town was resolved. Due to the severity of the problem and the lack of an emergency contact list, a locksmith was called to pop the lock so LH Treasurer Clarence Fey and Secretary Gary Deane could assess the problem and take appropriate corrective action to fix the emergency.
Capital projects discussed:
?• Pool storage structure needs a new roof. Cost estimates will be requested for future review.
?• Fence and posts around the pool need replacing. Cost estimate is $8,000. Held for future review.
Message from your Executive Board:
?• Please maintain the pool area secure and locked during and after use.
?• Please mail monthly dues assessment checks to the post office box for greater security and payment assurance. Leaving them in the home of an executive board member is becoming a problem.
