Take Care of Our Community

We have quite a unique entrance to our neighborhood. It is set off by a winding wooded road that opens to a view of two clear and beautiful lakes. Imagine what that road would look like if it was a garbage strewn weed infested jungle that is uninviting to all who enters. Mr. Patterson does a good job keeping this area looking very nice by picking-up trash almost daily. You can help by not throwing trash from your car when traveling along this road and also cautioning your family and guest not to abuse our community in this way.

When we moved into our community we signed an agreement that is used to protect the value of our homes and ensure that we live in harmony with each other. That instrument is our Declaration of Covenants, Restrictions and Easements. We are required to be knowledgeable of it and to abide by the rules. There are too many neighbors in our community who are operating outside of the parameters of the covenant as per but not limited to the following examples:
Parking on the street.

Many of our neighbors have gone to the extra expense of adding additional parking space to their property so that they are not in violation of the covenant. It is not fair to them to have to negotiate around vehicles parked on the street in obvious violation of the rules set down in the agreement. These vehicles not only obstruct traffic and make it difficult to back out of driveways; they also could damage our roads of which we all share responsibility for repair. If you are parking on the street you must stop this practice immediately. I understand it is inconvenient to move vehicles around to get to the one needed or you may own more cars than you have driveway but the rules are the rules and we must all abide by them.

Abandon vehicles

Any vehicle not used on a regular basis, whether it is parked in your driveway or on the street is considered an abandoned vehicle. Even if it has a current tag, it is subject to tow by the city of Jacksonville under the abandon vehicle law. Our covenant does not allow abandoned vehicles to be stored on your property. If you own such a vehicle and it is in disrepair it must be stored inside of your garage. If you have more cars than drivers and the vehicle is road worthy, you should rotate vehicles so that it is moved occasionally.

Garbage cans

Our Covenant requires us to use plastic trash containers for garbage put out for collection. In previous flyers we discussed problems associated with the garbage when it is not stored properly, such as the attraction of vermin (rats, roaches, opossums or raccoons) stray dogs and cats. It also becomes windblown and is spread over the neighborhood. For good aesthetics within our community garbage receptacles must be properly used (lids closed) when placing garbage out for disposal.

Vertical Restriction Rule

Our covenant governs the building of and the placement of all vertical structures in this community. Meaning any structure added to your property must be reviewed and approved by LEHA architect and review committee.
Vertical structures include: Fences, Lamp posts, Room Additions, Screen Rooms, Pools, Out Building and Mail Boxes. Architect Review Committee must also approve changes in building color and the addition of driveways.
Any structure in place and has not been approved by the architect review committee should be submitted for approval as soon as possible. If the structure meets the standards of the committee it will be approved. Any structure not meeting the standards will require correction.
