ITEM 1.

Hello to all owners.
Let me start by giving you a very brief history on the author.
I was born in London 34 years ago and went through school with no major hiccups.
I spent 6 years in Her Majesty?’s Forces (army), and after several different varieties of jobs found my self settling into my current position as Offshore Supervisor for Stolt Comex Seaway.
I work with ROV?’s, these are remotely operated Vehicles.
Basically mini submarines that you control from the surface with cameras and survey equipment attached.
I am married to Lisa with a son Logan who will be 4 years old at Christmas.
This bring me to the present when about 18 months ago we purchased a villa in Florida because we were spending a lot of time there on holiday.
I was voted in to the position of president of the homeowners association in June this year and am trying to keep Westridge a well presented and happy community.

Our two other directors are Eddie Patchett (UK) and Dr Ernest Harvey (USA), all of us own villas at the Manors.

ITEM 2

The Sheriff?’s non-emergency?’s telephone number for our area is 1-800-226-0344.

You can phone if you want a car round the estate day or night, the more we phone with problems the more patrols we get. You can put this in your paperwork so the guests have it to hand.

ITEM 3

The new gate code and clubhouse code is 9969. This was effective October 1st.

The code was changed at very short notice because the clubhouse had been vandalised and a "gentleman" was found sleeping in there at night.

This number is going to be changed again after Park square Homes has vacated the Manors and all building work Complete.

It will also be changed at regular intervals probably quarterly, and we will give ample notice of this as it has been a problem for some guests.

ITEM 4

The clubhouse is at present costing us money and if this goes on will result in an increase of dues.

I have put forward several suggestions for the use of the clubhouse to first stop it costing anymore than it has and second to make us a profit.

Suggestions are for companies taking over the use of the four front offices and moving the gym equipment into the large open room which could be divided to provide seating for a TV viewing and communal area.

I suggested firstly a Security company which could use our offices in exchange for services, they would also be there 24hrs a day and we could then keep the gates closed.

This in itself would stop a lot of the problems being reported so far but may put up the owners fee?’s.

At present I have just asked Sue at community-mgmt to get some quotes for this service.

Next was community-mgmt, who we pay to run the association as a business.

(I will go into more detail about there role further on in this newsletter.)

Bob on behalf of community-mgmt.com said they were happy where they were but did have several management companies interested in our offices, putting them on site.

I myself also have some management companies interested.

I?’m not sure how you all feel about this but at the end of this letter I am putting a brief questionnaire for you to return so I know what you all want.

Any decisions would be put to the vote and I will notify as many if not all of you as to further developments.


ITEM 5

A website with a lot of information about our and other local communities is www.top-forums.com

Go on this site to chat to other owners and to get up to date information such as the new link road to Disney and various building plans, Walmarts etc.

ITEM 6

This next chapter is to keep you all informed, which I am sure there a few who don?’t know, what the money we pay to the association goes to.

Currently $286, provides for the upkeep of the community, this is split in to these tasks.

1.Management administration fee ( only $4.50 per villa per month)

2.Accounting fees

3.Legal fees

4.Bank charges

5.Postage

6.Insurance Liability

7.Office supplies

8.Shared Landscaping

9. Grounds Maintenance

10. Plant replacement

11.Sod/seed/grass

12. Annuals

13.Mulch

14.tree trimming

15. Fertilization & chemicals

16.Irrigation ?– Repair/maintenance

17.Signage

18. Entry gate(phone and electricity)

19Lighting repairs

20. General repairs and maintenance

21. Clubhouse (pool, building, cabana, cable TV, electricity, water/sewage, recreation equipment, repair and maintenance)

22. street lighting/electricity.

As well as reserve funds for un-foreseen problems.

We have roughly 274 villa?’s all who are billed $286 making an income of roughly $78,364.00c a quarter which equates to $313,456.00c a year.

This is of course, if all owners pay on time and haven?’t lost there villa to mortgage foreclosure.

Our outgoings are roughly $360,000.00c.

So you can see we are short but we are working to bring down any expense that is not needed and the change of use of the clubhouse may well help this.

I for one would not like to see another increase but sadly it may be the only way to keep the grounds looking as good as they should.

ITEM 7

A word from Lisa in accounts at community management.( not to be confused with my wife Lisa)

The owners who still owe $26 from last quarter (me for one) because the direct debits were not changed quick enough can pay by cheque to 5401 south kirkman road, suite 475, Orlando, Florida 32819.

Please remember to include your address and account number if you know it.

Any payment that is sent to the PO box address with out a coupon will be delayed.

New payment coupon books for those not on direct debit will be sent out by the end of November for 2003. any payments left this year can be made with the old coupons by crossing out $260 and writing $286.

Also the coupons this year were printed incorrectly, the documents state assessments are due on the first and late on the 15th, of each quarter. but the coupons reflected 30 days. This will need to be corrected when coupons are to be printed 2003. Lisa will also put a letter in with all the new coupons.

Item 8

Some owners are experiencing a lack of rentals (including myself), following September 11th. Lisa and I will send you all an e-mail if we get a booking for a period when we have one confirmed already. If anyone else wants to do the same send me the details and I will post it to everyone, hopefully we will all be able to help each other.

Item 9

I have purchased the domain name www.westridgemanors.com and I am thinking of designing an association website. Maybe putting every house number, with a website link next to it or something of that nature, if you think you would be interested in having this published let me know. Your website, e-mail or phone numbers will not appear unless I have your permission.
