Is there a time in the near future that we can have an option to vote for vinyl brown split rail fencing? We followed the deed restrictions and put a wood fence up 16 years ago. It now needs replaced.  Approving vinyl with restrictions on what is acceptable would financially help homeowners going forward.

Also is there restrictions on adjoining property that bump up to others? There is high grass and pipes laying behind the shed on a neighbor down the street. Also there is a neighbor behind me that looks like the Adams family with all the weeds and tree's growning along the fence line. It looks horrible. 

 

We 100% support community deeds. It keeps the neighbor hood looking clean. We just don't feel that it is honored in all cases. Trash cans are visible which is outside the approved "hidden from view" which is currently in the deed If we allow this to happen and nothing is done then how can we all follow other restrictions?

 

 

Is there anyone that monitors deed voliations?

I recently emailed with Karen Kambestad from the MFMC Board regarding a change in voting that I had heard about.  It appears as though changing the restriction from wooden split rail to white vinyl can be added to the ballot at the annual meeting next February.  It should only take a current homeowner sending a letter/email to the board requesting the addition.  I know I will be doing that and I'm sure others will as well.  The email I sent and Karen's response are below.  Hope this helps!

Yes the board did seek legal advise to understand the documents.  It still takes due diligence, announcements, ballots.  The vote on changes must be made at the annual meeting with a percentage of homeowners voting and the correct 2/3 vote affirmations.

This is how we were successful on solar and portable basketball goals. But still failed o items like fences and HOA.

Deed Violations are monitored by the MFMC Deed Restrictions Director. With 413 homes in the community we also depend on and are thankful for resident's reports of violations. If you will report the property maintenance issue to our director with the address (s) she can take corrective action. With regard to vinyl fencing, it is very difficult and expensive to find a product that matches the appearance of the wood split rail required. The subject could be brought up for discussion at the next Community Meeting. The Board could then make a decision as to whether to bring alternatives up for a vote during the Annual Community Meeting in February.

I recommend you write to the board with a proposal and details, requiring that the board add it to the vote in February.   The board is not the only voice in the community for deed changes but rather all members of the community have a voice.
