About this time last year, I sent a formal request to the MFMC board to place vinyl fencing on the ballot for the annual meeting.  Initially, Roger McClurg responded to me on behalf of the board and said vinyl fencing had been voted down previously and therefore would not be placed back on the ballot.  I pressed for a better response as I believe homeowners change and so might votes.  Apparently I pressed hard enough for that reponse that Jean replied, eventually, and told me I had received my answer and stop emailing the board.

 

I just read the minutes from the MFMC meeting held in October and I quote....

 

"3. COMPOSITE MATERIAL FENCES ALLOWED?

• A request was made to allow homeowners to use composite materials in place of wooden fences required by the current deed restrictions. This topic was discussed at the last annual meeting and is still unresolved. There are two basic problems with this request: 1- no contractors seem to offer a composite material fence that has the same look as the required split rail fences, and 2- any changes we wish to make to the Deed Restrictions must be made by the requisite quorum amount of homeowners voting in favor of this change. One fifth of all eligible homeowners (must be up to date on dues and not under litigation) must vote in favor of a CHANGE/ADDENDUM to the Deed

Restrictions. Any NEW ADDITION requires that a full 2/3 of all homeowners must vote in favor of the change.

• To institute a change to the Deed Restrictions it must be put on a ballot to be submitted

prior to an Annual Meeting and voted on at that meeting."

 

So now I'm looking for some clarification.....will composite fencing be placed on the ballot in February if requested or will one or more board members reply to me that vinyl fencing has been denied before and therefore won't be placed on the ballot?

 

A response from any of the board members would be appreciated.

 

The option of composite fencing material use will not be placed on the ballot for the February 2019 Annual Community Meeting as no such material matching our split-rail design requirement exists at this time. When composite materials of a split-rail configuration are made available the option can be placed on a ballot.

Why not vote on allowing the 3 rail split composite fencing? Seems like many residents are interested but unfortunately are not retired and have busy lives to fight with you about it. You ??œJean??? behave like a dictator!! This neighborhood was well run and organized before you came in! You say because it is not exactly like the wood split rail but it is time for change and why not vote on it? Vote on changing the look altogether! They look very similar. And once a few homes get the composite you will see more and more homeowners changing as well. You allow renters and renters allowing family members use their address for our schools but a fence you are dead set against! This is a joke!! We would be better off without you jokers but unfortunately not enough people care to vote you out or step up and get elected to make the necessary changes this neighborhood needs. 2018 came and went without new neighborhood signs, trees on RPB are still hanging over the road and all the playgrounds look like a garbage heap!! But all we will here next month is we have no money to do anything because we are paying dues from 1998. Yes and living with wood fences like 1998 also. You have to give and take sometimes and when you consistently turn down every request by the homeowners, you will get exactly that back when you are asking for more money. Personally I feel $250-$350 for dues would be great but not under the current regime that gets nothing done for the community and behaves like a dictatorship! Look at the bus stops. Several people at our corner alone don??™t live here and are using addresses in the neighborhood to overcrowd our schools and park on our lawns! Where is that in the big deed restricted neighborhood??? But the material of a fence is a big deal!!! Joke joke joke joke!!!

To vote for something non-existent makes no sense. Before you complain have you volunteered? NO! You submit numerous complaints for a relatively new resident who has no idea what the MFMC Board goes through to manage this community. The priority of the Board is to maintain Mansion Farm as the premier community it was designed to be. We Have not approved rental of townhomes. Those doing so have done so without the knowledge or permission of the Board. It is extremely difficult to obtain legal proof of these rentals that could be used in court if necessary. We are in the process (a lengthy one) of replacing our Community signs through an assistance program with NCC. The trees on RC Peoples Blvd. island have been trimmed by a helpful Community resident. The trees on the west side are the responsibility of Caravel Woods. The playgrounds you state ??œlook like a garbage heap??? have undergone several structural improvements. All of the above, updates and further explanations of the activities of the Board have been given to residents who care enough to attend our Fall and Annual Community Meetings. Something you have failed to do. If there is any joke here it is not the hard work and dedication of the MFMC Board of Directors it is you and your uninformed, inaccurate statements and lack of participation in anything of a positive nature.
