Board of Director?’s Meeting
March 6, 2003


Chuck Bonini called the meeting to order at 7:30pm.

The board approved minutes for the Budget and Board of Directors meetings held on February 11, 2003.

Committee Reports:

- Finance: Nothing new to report.
- Pool: The pool heaters are ?‘on?’ again. Chuck is still talking with the pool company about installing the air pump on the spa, but nothing has been finalized. Chuck also spoke with our insurance company about our liability in purchasing a cover for the pool next winter. He was told there was nothing in our policy that prevents us from using a cover. The next board can evaluate the merits of purchasing a pool cover or closing the pool during the colder months.

Old Business:
- Walkways: Bob Rowean, Unit 201, reported that the walkway committee is recommending that we install option 1 from the engineer?’s report (all homeowners received a copy of this report). They reviewed several installations, both commercial and residential, for both options 1 and 2, and the recommendation was unanimous for option 1. The board approved the drafting and mailing of a letter to all homeowners requesting their approval for this surfacing. This letter will detail the costs to repair the walkways and the incremental expense to chain the surface look and texture. A 2/3rd vote is required to move forward, so all homeowners are encouraged to respond. Following a 2/3rd approval all homeowners will have time to review and comment on the options for color and surface type.
- Cabinets: The final list of units that need the cabinets repaired will be given to Allen Green construction next week. If you have not done so already please notify Chuck via email (chuckbon@prodigy.net) of any problems.
- Water Intrusion: Several homeowners reported water intrusion during the last two weeks of rain. We are still waiting for the court case between Allen Green Construction, New South, and Bellview to proceed.
- Vents: The new vents for the south and west sides of the building are being built and should be installed next week.
- Pest Control: This is now scheduled for May.
- Painting: The board signed a contract for painting each homeowner?’s front door, the stairway doors, door frames as needed, the inside of the first floor doors, light fixtures, and pipes. This work started on March 6 and should take 2-3 days to complete. The total cost is approximately $875.
- Door Knobs: Chuck has purchased for Ray, our maintenance person, a special polish that should restore our doorknobs. The first cleaning was last week.
- Elevator doors: Many homeowners have requested we repaint the lobby elevator doorframes. In speaking to the paint company that painted our doors, we have been advised that we may be creating a significant maintenance problem, as no paint will adhere as well as what we have. Bumps and scratches will readily show and need constant touch-up paint. With this information the board decided to leave the color as it is. Also, Otis was contracted to caulk around the elevator frames, which was completed on March 6 at no cost to the condo.
- Keys: Chuck has placed the keys for the building in the electric room in a secure box that each board member has the access code.
- Storage Area: Chuck and Ray have cleaned out the northwest corner and it is now reserved for the use of the condo. Ray will be instructed to throw away all non-Martinique materials.
- Window Film: The film is being installed on the windows in the lobby by John Zadel, unit 302, to help reduce the cost of cooling this are during the summer months.
- Rusty screws: Chuck and Tim are in the process of replacing the rusty screws (approximately 300 to date) in all door seals, including front doors, exit doors and storage doors.

New Business:

- Shutter replacement: Tim spoke to K-Bar about changing the blue building shutters along the outside storage area walls, and received a price of $900 if it?’s done while we have the equipment for installing the vent. The price is $1900 if K-Bar has to rent a lift. The board approved this purchase if the colors match and the work can be done while the lift is here for the vents.
- Sale of Condo: Unit 703 has been sold. The Board is required to approve all sales in 15 days, so Chuck will review the contracts and, with no issues, send a letter to approve the sale.
- Ponce Inlet: As information only, Chuck received a call from Dave Hooker, Ponce Inlet Town Gov?’t regarding rentals. The town council is considering limiting rentals in Ponce Inlet to monthly or longer rentals.

Adjournment: Chuck adjourned the meeting at 8:34 pm.
