Minutes from the Februray 11, 2003 Board of Directors Meeting

Board of Director?’s Meeting
February 11, 2003


Chuck Bonini called the meeting to order at 7:30 pm.

The board approved minutes for the Budget and Board of Directors meetings held on January 9, 2003.

Committee Reports:

- Building and Grounds: Kevin is expecting to hear from Volusia County on the plants they are offering us by the end of February. There will be no charge for approximately 100 plants.
- Finance: Per Tim we are in good financial condition. We have $25,000 in working capital, and $2500 in reserves.
- Pool: Still waiting on a reply from the company that installed the spa, to help resolve the the plumbing problem to add the air pump.

Old Business:
- Walkways: Bob Rowean presented the engineer?’s report, which is posted on our web site. (Note: an e-mail attachment was sent to all Unit Owners who were not present). Tim Cerreno, from Stowe Manufacturers, covered the engineer?’s two top recommendations. They recommended option two over option one, but Tim only sells option two. The homeowners in attendance asked many questions about reliability, maintenance, and references. Tim will get to the committee with responses. Chuck suggested and the board agreed to bring in an expert in option one to fully understand our alternatives. Bob Rowean will research and present a recommendation at the next board meeting, currently scheduled for March 6, at 7:30pm. Chuck spoke to our attorney relative to the board?’s alternatives once an alternative has been selected, to be certain the board needed a 2/3rds approval of all homeowners. The attorney said no homeowner vote was necessary if the color and texture remained the same, but we will need a 2/3rd approval to make substantial changes. Unit 503 questioned that the fifth floor was excluded from the floors with drainage problems, showing pictures that suggest just the opposite. Chuck will ask the engineer to review this part of his report.
- Cabinets: We are now working directly with Allen Green, not Rodney, to repair the laminate problems. All homeowners are to notify Chuck of any remaining problems.
- Elevator room air conditioning: Chuck received an estimate for labor for installing the air conditioner, which is still quite expensive. Chuck and Tim will continue to research alternatives.
- Water Intrusion: Last week?’s storms brought water through the windows and kitchen ducts in several units. Chuck contacted Allen Green Construction to get an updated status on the legal disputes between Allen Green, New South and Bellview Industries. No time has yet been scheduled on a court docket, and Allen Green Construction believes it will be two to three months before a date is set.
- Tile: Several homeowners have seen buckling in the border tile by the sliding doors. All homeowners are to notify Chuck if they have similar problems.
- Vents: As an update Chuck spoke to Jim Mack yesterday who reported he is having difficulty finding a contractor who will complete the job.
- Pumps: We have been having intermittent problems with water pressure, which is a city problem. The installer has agreed to extend our warranty on one pump, which had been leaking, but for the last two to three months has not been a problem.
- Pest Control: It is currently scheduled for Feb 18, from 9 am to 11 am. (Note: Pest control was in error, our scheduled yearly maintenance is not until May)

New Business:

- Sale of Jim Mack?’s Condo: The Board is required to approve all sales in 15 days, so Chuck will review the contracts and, with no issues, send a letter to approve the sale.
- Painting the unit doors: Chuck located the paint that was stored in the basement, and we will either hire a painter or get Ray to complete the project.

Adjournment: Chuck adjourned the meeting at 9:21 pm.
