Annual Board of Director?’s Meeting
March 26, 2003


Chuck Bonini called the meeting to order at 7:30pm.

Three homeowners were selected to observe the management?’s company?’s count of votes for the new board.

The board approved the minutes for the Board of Directors meetings held on March 6, 2003.

Committee Reports:

- Finance: Per Tim, our funds are fine. Tim also reported that the blue shutters on the outside of the storage area will be replaced by the end of next week, for a maximum cost of $900.
- Landscaping: Per Kevin, the planting of the seedlings will need to be scheduled prior to turtle season. Kevin will pick a date and let homeowners know the day.
- Pool: Chuck spoke to Pools and Spas about our spa, and was told we would need to buy a commercial grade pump in order to force bubbles into the spa. The board does not believe it is worth $800 to $1000 to put air bubbles into the spa. We will return the current pump for a refund. The wiring will remain in case a future board wishes to buy a new pump. Also, one of the shower handles is broken and should be replaced. Chuck also has a pool test kit that will be turned over the new pool committee.

Old Business:
- Walkways: Bob Rowean reported that his committee is currently awaiting bids from three separate companies to repair the walkways. The committee has been impressed with each company.
- Windows: Chuck again contacted Allen Green Construction, but Allen Green had nothing new to report.
- Storm Shutters: Homeowners should plan to lower shutters before air speed exceeds 40 miles per hour, per the recommendations of several shutter companies that have performed work at the Martinique. Each homeowner with storm shutters should lower their storm shutters when out of town and/or request a board member or neighbor to lower them.
- Parking: The new board needs to notify homeowners of their plans to continue or not continue the renting of the three unassigned parking spaces.
- Alarm System Dialer: The auto dialer has had several faults in the last week, the system has been reset and seems to be operating okay now. We had no key for the dialer box and one was ordered.)
- Vents: The lift is scheduled to be here this Friday so the south vents can be installed and painting completed.
- Cabinets: The cabinet company is standing behind their product. Each unit with problems has been identified and measurements taken, and the replacement products ordered. Allen Green will take responsibility for installing these cabinets.
- Garage Exhaust Fan: Our garage fan is no longer working and should be replaced. Chuck checked with D.J. Myers on a replacement fan and received a quote of $1,000. He is awaiting a quote for simply replacing the motor. Once these bids are in place, the new board can decide on direction.
- Sprinkler System: Our sprinklers close to A1A took damage from the County?’s installation of new water lines. (Four of the seven sprinkler positions were damaged. The new board will need to monitor this problem when the County starts repairs. )
- Lobby: The Board thanked John Zadel for installing the reflective film on the lobby windows and doors.
- Other: Chuck noted that the hinges on the roof hatch should be replaced.

New Business: (none submitted)

- Al Chubb, Unit 302
- Ed Knudsen, Unit 701
- Kathy Gautsch, Unit 604
- Kevin Lindahl, Unit 503

Adjournment: Chuck adjourned the meeting at 8:05pm
