SOMETHING NEEDS TO BE DONE!!!!

I'm am beyond frustrated with the grass that is taking over our yard on all sides of our house!!!!  Not only has the "common area" behind our house not been touched (which is now a good 2 feet tall) the house to the right of us is for sale with no owners and no one cares about it and to the left of us they mowed the front "woo hoo" but have not touched the back.  My house is for sale because i am sick and tired of paying 36 dollars a month and seeing NOTHING in return.  I put my trash can behind my fence and mow sometimes twice a week to make sure everything is looking nice.  But why the hell am i doing all of this when no one else is!!!!  I urge you to take a walk around this neighborhood and check out the many crappy yards!  Then i want you to take a walk to my cul-de-sac on old ash ct.  Come knock on my door at 9112 old ash ct and i will show you the crap we have to look at everyday out of our windows!!!!!!  I hope to GOD my house sells soon but who would want to live in a house surrounded by crappy yards!!!!!

I think it is great with all the other activities that do go on in the neighborhood with parties and all the communtiy envolvement there.  But we really need to step up on the YARDS.   No matter how good my house looks on the inside and out when people pull up and see the neighbors i don't blame them to keep on driving!!!

Also for almost 1 year now we have had a light out on our street.  This cul-de-sac gets really dark at night and i think my 36 dollars a month should cover a light bulb!!!

I hope to see an HOA member soon to take care of these problems...before I call the management company and then head to the city to get this fixed!!!!!

Before I get to the grass situation, have you ever called Pinnacle Management about the light that is out?  Or, did you know that you can call 311 directly and let them know this light is out or a properties grass is very high?   

Brooks, is the McIntyre Property Manager at Pinnacle.  He comes to McIntyre once sometimes twice a week driving around each street and listing violations, then sending out Violation letters and fine notices during the day.  He does not come out at night so he would not know about a light being out unless someone called him about it. 

The problem that has escalated with the grass is the many vacant homes.  The management company calls the realtors, banks and anyone he can find that would be in charge of these vacant homes to let them know that they have to mow or clean up these homes.  On top of that, there are some Renters/Homeowners that do not take pride in keeping their properties mowed. Brooks also contacts these homes by letter regarding the violation, if its not corrected within a certain time then fines are assessed at $100.00 a day.  If they still do not correct it, Liens are put on their homes.  We also drive around and make note of things we see and again send to Pinnacle.  As far as the Common Area, we recently changed Landscapers because the previous Landscaper was not doing a good job.  They officially start May 4th and I'm sure they will take care of that area. 

We are all doing everything we can but we cannot be everywhere and residents need to call Pinnacle when there is a problem.  I will email Brooks your complaints and if he hasn't already done so, he will take care of it.

Thank you so much for your quick response.  I will have to say that yesterday i did see the Pinnacle management truck drive around our cul-de-sac....which was very nice to see.  I just wish they would get out and actually see the extent of the damage being done in the back of the house's as well.  But something is way better than nothing.  We did call the realtor for the house that is for sale next door and he said that the owners live out of state and won't do anything to fix the lawn and he said that he wasn't going to do anything because he isn't getting paid for that.  So he told us to leave it up to the HOA and that they would mow it.  Which really ticked me off because i truly feel that it is not the neighborhoods problem. 

For the future is there anyway we can ban together to not allow anymore renters to enter this neighborhood without some kind of approval from the HOA or management group and to better secure that the neighborhood guidelines be followed?

As for the lightbulb we didn't do anything yet because over Halloween several HOA members aswell as security saw that the lighbulb was out and said they would get it fixed.

I can't wait until May 4th when they finally cut the grass behind our house there are so many little creatures living back there our dog just goes crazy outside. If the grass behind our house doesn't get mowed I will be sure to call 311 and let them know all of our problems. 

Again thank you so much for all the HOA is doing.  I know you are doing your best its just hard as a homeowner when the turn around for results are really slow.

Did you get permission for the large sign at the Bayview Parkway entrance that advertises your home for sale?  If not, then I believe it violates Rule III. (Improvements to Lots) Section I.1.a. which forbids signage that 1) Is more than five square feet or 2) Stands more than four feet off the ground.  Your sign is clearly more than five square feet (it's about 25 square feet).

I know you're upset about the eyesore that some of the lawns in the commmunity have become, but your sign is also an eyesore.
