CONSTRUCTION GUIDELINES

Adopted; March 29, 2003

PURPOSE: To assist the homeowner in meeting obligations during new home construction as defined in the Covenants, Codes and Restrictions (CC&Rs).

SCOPE: The Board of the Mogollon Estates Home Owners Association (HOA) decided at the 2002 Annual Meeting to draft these guidelines.

GENERAL GUIDELINES
1. Homeowner should provide two (2) sets of plans identical to what is required by Navajo County. The HOA will annotate both copies and return one to the homeowner. The HOA will retain one copy of the approved plans on file.
2. The homeowner must submit a copy of the Navajo County permit for the installation of a culvert. Our CC&R’s require all homeowners to install a culvert before construction can begin.
3. The homeowner must clear all outstanding dues, fines and liens with the HOA before submitting plans.
4. The homeowner should submit plans by the first day of each month to receive approval by the end of that month. Failure to submit plans by the first day of the month will delay approval by 30 days.


SITE PLANS MUST SHOW THE FOLLOWING LOCATIONS:

1. House
2. Out buildings (if planned)
3. Septic tank
4. Driveways
5. Culvert(s)
6. Propane tank (proposed screening shown on building plans).
7. Fences
8. Property lines with setbacks indicated.
9. Street location
10. North directional
11. Scale (1” to 10’ or 1” to 20’ preferred)
12. Drainage plans showing direction of water flows, as required by county.

BUILDING PLANS MUST INCLUDE:

1. A complete set of building plans and specifications addressing footing, foundations and separations.
2. Floor Plan(s)
3. If applicable, location of any exterior heating, ventilation or air conditioning units. Note that roof mounted units will not be approved.
4. Material list including color or stain for exterior siding, roofing and fencing.

FENCING:
1. Must be of wood construction and five (5) feet or less in height.
2. Three (3) types of wood fences have been approved:
· Wood slats 3” or 4”, spaced 1” apart.
· Decorative split rail (on perimeter of lot, with no metal barrier allowed).
· Smoothed and rounded post type with either two (2) or three (3) rails. Upon request, this type of fence may include a metal barrier of galvanized metal with 3” x 4” openings.
3. Except for decorative split rail fence, no fence can extend beyond the plane of the house toward any street.
4. Fencing must be painted or stained to match the exterior siding on the house.
