Gas Lease Offers

Here's the current offer on the table from four 7's energy LLP.

$5,000.00 signing bonus
25% royalty
5 year lease

I've been told thata single gas well can produce for 20 to 30 years.

The numbers are a good starting place....for moving up from. Should those who have smaller land parcels be compensated by asking for a ''minimum'' payout? Some east-side Ft. Worth residents think so. Today's newspaper and the Barnett Shale blog show that group requesting a ''mimimum'', $30K per acre, and 30% royalty. Is the royalty Gross or Net?
What about the gas? Should it be measured at the wellhead, or when going into the pipeline? Do they clean up and set the land back the way it was after they move their equipment out? These are all questions that must be answered before you sign it all away. Do not get in too much of a rush. Drilling may take a year or so to start. After that 2-3mos of drilling, and then who knows. Perhaps 20yrs, 30yrs of ''production''. If they make a profitable strike. Organize, consult, negotiate, and then sign.

Why is the offer from Four-Seven so low? My other rental property just south of Green Oak has been offered 15,000K per acre bonus + 25% by Cheaha. I hope no one will agree to this offer. I am in the Sherwood Village  on Hisbiscus Dr. by the way.
