I have questions

My wife and I are looking at buying one of the new construction houses in your community this week.  I have a few questions, and concerns that maybe you fine folks could answer for me.

 

1. HOA dues are listed at $144/month.  Does this include water, electric, gas, any or all? Sewage and garbage?

2. Is it permissible to build a fence for containing a dog?

3. Are there any breed specific legislations in the community?

4. Is the drama with the transfer of the HOA over, and will the pool open, will the snow be removed, and will the grass be cut?

 

We are truly looking forward to living in the community, I just need to know these things for peace of mind.

Since the transfer of HOA is not yet official, you could address your questions to the current property manager, Pam, at Almosthomeinkc@yahoo.com.  It would be interesting to see what she has to say if you wouldn't mind sharing her answers. 

 

HOAs include water and sewage. Garbage is free in KC, and there is no gas (at least not at my house). As far as dogs, I'm not sure, but I've seen a few fences around. I would actually recommend it because I'm really frustrated with neighbors that let their dogs run all around including in my yard. 

 

Our snow was plowed yesterday, and last month I saw someone fertilizing all our grass. The big problem with the HOA is that because some people want to take it on as our own, a lot of people are not paying. Really I think people are just using it as an excuse to not pay. If everyone payed there HOA every month there would be plenty of money for everything. 

Dogs are allowed, as are fences.

 

In response to the previous poster; (quote below) our streets were plowed by the city of Kansas City, NOT a contracted HOA snow removal company. As for the fertilization, that contract was signed last year, the company was mearly fulfilling their last fertilization of the contract. As of recently almost home has done nothing but take our money. Would you continue to take your car to a mechanic who didn't fix anything, and kept charging you money?
