There is an unusually high number of houses that are in severe need of paint, yard maintenance and other repairs. This IS an area that the covenants address. On an ongoing basis, there will be warning notices going out to homeowners whose property does not conform with the surrounding properties or whose property diminishes the value of the surrounding properties. Unfortunately there are 5-10% of the homes that are having a real negative impact on our subdivision. If you receive a notice, don't take offense and don't assume that you are classified as being in that 5-10%. There will be some reminder letters sent to some people with minor things that need addressing.
Please be aware, that if you have a house/lot that is need of repair or a lawn than needs to be maintained, the Board of Directors is prepared to enforce the covenants (that we all agreed to when we moved here). Those covenants allow, after notice and hearing, the HOA to perform the required maintenance and apply the cost to a lien on your lot. Hopefully we don't ever have to get to that point.
Lets ALL step outside and take a look at our property. Is our grass green and well maintained? Is the paint on our house uniform in color and not faded, chipping or chalking? Is all of the siding in place? Is all of the trim in place? Is our property free of visible junk?
Covenant Article VI Maintenance
"Each Owner shall be solely responsible for the maintenance and repair of his Lot. In the event that the Owner of any Lot in the Properties shall fail to maintain the premises and the improvements situated thereon, in a manner satisfactory to the Board of Directors, the Association, after notice and hearing, and upon the approval of two-thirds (2/3) vote of the Board of Directors, shall have the right, through it's agents and employees, to enter upon said Lot and to repair, maintain and restore the Lot and the exterior of the buildings and any other improvements erected thereon. The cost of such exterior maintenance shall be added to, and become part of, the assessment to which said Lot is subject."
