Boat Docks:
As part of the celebration of our new lake rights, we are rebuilding the docks as a nice amenity for all North Hidden Lake homeowners. Each dock will have a main walkway about 32 feet long. At the end of the 32 feet will be a 12 foot platform that can be used by anyone in the HOA (accompanied by an adult) for fishing, boating, sightseeing, etc. At the end of each dock will be a bench for any homeowner to utilize to enjoy the lake! The docks will be gated and locked to keep out kids and strangers. Every North Hidden Lake homeowner will have access to the combination.
You will find the new docks to be very safe and attractive. All homeowners will have the right to add a slip. For consistency, all slips will be purchased by the homeowner from a company called ShoreStation and 100% paid for by the homeowner wishing to use the slip. The approximate cost is about $3,000. They are very attractive aluminum docks and all slips being the same will provide a very attractive look. There are currently 3 slips built on the east and west docks. These slips were 100% paid for by the boat owners investing nearly $10,000 in each dock. As part of the project, the slip owners agree to allow residents with small boats (canoes, paddle boats, etc) to tie up to the back side of the slips they purchased. There is a dock committee and the users of the dock will establish a maintenance fund that each user will pay into each year for ongoing maintenance of the Common Area of the dock. Each user will be responsible to maintain their own slip and assist with the maintenance of a slip they share. Each user will be responsible to replace or repair all damage caused by them, their guests or their boats.

Do not, under any circumstances, modify the docks, attach cleats, drill holes, pound nails, etc., without the advance permission of the dock committee and the owner of that section. There is framing under the docks to tie small craft to. If that wont work out, contact me and I can put you in touch with dock committee to discuss alternatives. If you plan to park your small boat at one of the docks, please contact me so we can keep track of whose boat is whose in case we need to rearrange for maintenance, or whatever. Also, please don't park your boats on the open water side of the Common Area (gray decked) section. This needs to be left open for all residents to use for day usage, fishing, etc.
