Ice Damming

Weather I am educated in the way water freezes or not.

In the 17 years I have lived here this is the first year I have
experienced ice damming.

The only change is the new drainage system.

Thankfully my dues have increased so that we can fix this
awful tragedy.

 

Please note the post I made was for " busybody" who replied to your post, not you. Please be advised we have had severe ice damming in previous cold years with lots of snow. We had one building  this year that had severe ice damming in the back with the ice forming down to within two (2) feet of her deck floor. By the way, there are no buried pop up drainage units in the rear of this unit.

 

Let me know what your address is so we can check out your building because your name and address does not match with the people living in the unit information I have. My records indicate a married couple live there.

no suprise your records are wrong im only the original owner of this unit.

we have spoken often. usually about my backed up sewer that the association never repairs.

yet another reason i love living here.

     Wow!!  Ice crystal formation. Really?  I don't need to go look things up on the internet to know that the ground is FROZEN and so is any and all residual water in the drainage pipe buried in the FROZEN ground. This is the cause of the "lack of water removal" the original poster mentioned. So for anyone not able to understand this I suggest that you grab a shovel and go outside and dig a hole. If this exercise does not teach you anything reverse your grip on the shovel and smack yourself with it until you knock some sense into yourself. 

    Did anyone notice the ice at the bends of the down spouts like John and I did. This usually occurs when the down spouts are over expanded and the ice has no where to go. When you inspect your gutters the seam is in the back. You should do this soon so that any water leaking out will not erode your foundation as mentioned.

   Does any one else think this  "solution" has only made things worse? I know my down spouts were fine before. It's a shame that some thing was not broken was fixed with some thing that is.

Is anyone else experiencing Ice Damming on the roof?

 

For the first winter since i have lived here icicles are developing on the wooden eaves of my unit.

I have to think its due to a lack of water removal due to the newly engineered down spouts.
