Ice Damming

     Wow!!  Ice crystal formation. Really?  I don't need to go look things up on the internet to know that the ground is FROZEN and so is any and all residual water in the drainage pipe buried in the FROZEN ground. This is the cause of the "lack of water removal" the original poster mentioned. So for anyone not able to understand this I suggest that you grab a shovel and go outside and dig a hole. If this exercise does not teach you anything reverse your grip on the shovel and smack yourself with it until you knock some sense into yourself. 

    Did anyone notice the ice at the bends of the down spouts like John and I did. This usually occurs when the down spouts are over expanded and the ice has no where to go. When you inspect your gutters the seam is in the back. You should do this soon so that any water leaking out will not erode your foundation as mentioned.

   Does any one else think this  "solution" has only made things worse? I know my down spouts were fine before. It's a shame that some thing was not broken was fixed with some thing that is.

Is anyone else experiencing Ice Damming on the roof?

 

For the first winter since i have lived here icicles are developing on the wooden eaves of my unit.

I have to think its due to a lack of water removal due to the newly engineered down spouts.

 

 

 

             

Again you are ignorant to what is going on. If you had checked your gutters in  past winters, you would have seen that the gutters and down spouts were frozen from thawing on the roof and there was no pop up drainage system during those years. I rest my case.For your information John Frankhouse and I have notices, during inspections last year and this year, some of the down spouts were split prior to and when they installed the pop up. These sections will be replaced this spring. Again, not caused by the ice freezing in prior years and this year.John and I have inspected theses down spouts for the past four years and are well aware of what has happened.By the way, what is your address so we can conduct an inspection of the down spouts.

42234 brookview lane.

we have spoken often. usually about my backed up sewer that the association never repairs.

yet another reason i love living here.

 


Our association records, the township and county records all list the owners of 42234 Brookview Lane as Eduard and Theresia Pfeffer. If this is not the case, please provide the name of the owner/owners of this unit. The condominium documents require that the owner/owners supply this information to the Association or its agent ( Jay Pollard @ Signature Associates). I know for the past three years there has been no woman residing at this address. If in fact, you or the other male residing there are renters that information must be supplied by the Co-owner to the association for approval. Failure to furnish such information can result in fines (up to $1,000), legal action and eviction of the renter/renters. If you are Eduard Pfeffer, which I believe you are, then you must notify the association of of who are the current owners and request permission to have a tenant/renter. The condominium documents restrict renting of no more than 10% of the total units in the complex at any time. 

 

The sewer back up, in the four units of this building, is being addressed shortly.The backup occurs only in units 42226,42234,42242 and 42250 which are the four units attached together from south to north. The other two attached units( 42258 and 42266) in the building, north of these four, do not have this problem. The sewer line for this building dumps into the main sewer at the end of unit 42266. Every time we clean out from a backup in these units they find only grease. We feel that one or more of these four units may be dumping grease down the drain which is forbidden by township ordinances. We will be snaking the drain with a camera to make sure there is no break in the line or a severe dip in it allowing the grease to pool.
