A NOTE FROM THE PRESIDENT:
Dear Residents:

Although the October HOA Community Meeting generated many questions and concerns for the city, we asked Mr. Taylor for timelines on a few of the issues. Below are the questions with some of his answers:
1. Culverts: All concrete drainages in this area require total reconstruction to comply with the City standards. The structures have been added to the street and drainage list as a bond project. (No timeline)
2. Street Lights (one every 750 feet): Public Works is in the process of identifying distances in the GVEC service area and will submit a request to GVEC on the areas that don?’t meet code. In the New Braunfels Utility area, once the franchise agreement is reached, Public Works will meet with NBU to address light placement in their service area. (No timeline)
3. When can we expect a light at the front entrance?: Public Works staff has been in contact with NBU concerning this matter. We are still awaiting a price before proceeding with the installation. (No timeline)
4. Repair of streets, sidewalks, and sewers ?– what is the timeline?: Public Works will continue to perform maintenance on each of these items. Due to their poor construction, these infrastructures have been added to the list in the street and drainage bond project. (No timeline)
5. When can we expect a basketball court?: For FY06, the only budgeted improvement for the Northcliffe Park was the addition of a new slide for the swimming pool. We took the diving board down for safety reasons last season and had planned to put up a slide. However, since the fence (along the deteriorating culvert) is a safety issue as well, we could probably use the money to put up a fence instead. We have some swings that were purchased from last year?’s budget whatthat we plan to install at Northcliffe, probably in December.
Until the Parks Open Space Master Plan is finished and until the Parks and Recreation Advisory Board is established, we had not planned any more improvements for Northcliffe this fiscal year.
6. Placement of City Limit sign on FM1103 (It blocks view of the traffic coming over the hill from FM78): This issue was brought to TXDOT attention and they are in the process of evaluating and subsequently moving the sign. (No timeline)
While we still do not have definitive timelines for many of our questions, we will continue to work on these and many other issues. We do appreciate Mr. Taylor listening to our concerns and attempting to provide some timelines.

NEIGHBOR Notes


HOLIDAY POT LUCK- It?’s that time againfor the annual pot luck. Tuesday, December13th, 6 to 9 PM. Everyone is welcome. Come out and meet your neighbors. Families are encouraged to attend. No children without an adult will be admitted. The HOA will provide entreesbrisket and drinksoft drinks, please bring a side dish and/or a dessert to share. If you have any questions, please call a board member.

MONTHLY NEWSLETTER - Last month?’s issue mentioned an every other month newsletter change. After further review, we decided that as long as we keep getting paid members and these great advertisers supporting this service we will try to keep your monthly newsletter going strong. Apologies for any confusion.

DECORATING CONTEST- For all paid members of the HOA, if you decorate your house it could win you a prize. Judging will take place December 17th. Categories will vary. So get creative. Winners will be notified in person. Any questions contact a board member.

GOING AWAY FOR THE HOLIDAYS?- Feel safe knowing a Schertz Police Officer can randomly patrol your unoccupied residence while you are out of town. All you need to do is go to the Police Station dispatch office and fill out a detailed form. This service is offered year round for up to 30 days. Any questions call 210-658-5321 (Police non-emergency).

FILE OF LIFE- This little red pocket carries very important information and could save your life. A neighbor recently shared her experience saying how this handy magnet on her fridge was utilized by the EMS during an emergency. If you have one please keep it updated and if you don?’t have one yet it can be obtained by contacting Diane Worcester at the Schertz EMS department (210) 658-6678 or by e-mail worcester@ci.schertz.tx.us and we will get one to you.

FEEL LIKE YOU?’RE MISSING SOMETHING?-You might be. Pick up a copy of the weekly Herald to find out what you are missing. It is chocked full of information pertaining to your neighboring cities (Converse, Universal City, Live Oak, Cibolo, Selma & SchertzCibolo, Converse, Live Oak, Randolph AFB, Schertz, Selma, Universal City & more)). Theyis paper areis free and available every Thursday (might be a little later through the holidays) at the Northcliffe Golf Course Country Club lobby or the Shell station at FM 1103 & IH 35.

NEWSLETTER CHANGES- Beginning January 2006 your monthly newsletter will change to every other month combining two months at a time (Jan/Feb, Mar/Apr, May/Jun, Jul/Aug, Sep/Oct, Nov/Dec) to help offset publishing costs.

LIGHTS OUT? ?– Is there a light out on your street? Call the Electric Company and give them an address so it can be replaced. G.V.E.C. (210) 658-7033 or New Braunfels Utilities (NBU) (830) 629-8400. Also, please remember that it is illegal to post letters, flyers, etc. on light / utility poles..

NORTHCLIFFE GOLF COURSE: There are some changes being made. Scratchgolf LLC consisting of 5 people are the new business owners of our areas largest recreational public facility. One of the owners is Todd Causey ?– a true (red, white & blue) Texan. He shared some insight regarding the goals and plans to improve our golf course. The 5 year plan is: profit made by N/C Golf Course will be reinvested into the golf course. A few goals that should take place within the next 12 months are: A grill serving breakfast and lunch; lights on the driving range; a tournament pavilion that could be rented for special occasions and improving the parking lot. They look to create a sports bar atmosphere by expanding the seating area from 80 to 140 and installing more TV?’s tuned into your favorite sporting events. Come out and see the changes develop. Membership Drive
If anyone would like to joinbecome a voting member of the Home Owners Association now is the time to do it. We will be having a membership drive with a drawing at the next community meeting Jan 11, 2006 for all 2006 members. We will have another drawing in April. There will also be a prize for athe member that generates the most new members so encourage your neighbors to join and help support your HOA.
