The Board of Directors of Northclift Townhouse Association met at 7:00 P.M. on Tuesday Mar 10th, 2009 at the home of J. D. Brickhouse/Paul King (5965). The following members were present: Tim Miller, Pres. (5973), Tony Pirrera (5971), Vice Pres., John Lanier ((5969), Mary Beth O’Connor (6015), A. M. Paktiawal (5949), Joy Yanoff (5941), J. D. Brickhouse, Sec.(5965), Lee Nino (5977), Pam Holt (6024), Joe Stewart, Prop. Mgr. and guest Elide Pirrera (5971), Paul King (5965).

Upon motion by John Lanier, seconded by Joy Yanoff and carried, the minutes of Feb 10, 2009 were approved.

The financial report for February 2009 was discussed; however since it did not have year to date figures, the Board delayed action of approval until the April meeting, provided Mr. Stewart could get the budget year to date comparison to the Board.

The Board discussed the delinquency report. The board requested that Mr. Stewart have letters sent to each person who was seven dollars or more behind in their payments by the 15th of March 2009.

Joe Stewart then gave his management report.
1- Roof bids Carroll $4283 and $4097. Roof Works $4530 and $4380
2- 5917 home inspection
3- Concrete bids
4- Pool should be cleaned Wednesday
5- Wednesday should be landscape day
6- Soffit and fascia work
7- Trees have been removed

Joe reported that the low bid for concrete work was given by Daugherty Concrete. Upon motion by John Lanier, seconded by Lee Nino to award the bid to Daugherty in three phases, and carried, the motion was approved.

The Board restated their position on parking space leases. They are to expire on 6-30 for six month rentals and 12-30 for yearly rentals. If someone wants to rent mid-cycle the rate will be prorated based on the cycle.

The Board discussed changing the look of the units with a Mansard Roof. Upon motion by Mary Beth O’Connor that the Architectural Com. be instructed to evaluate the condition of the unit behind the mail boxes at the upper end of Phase 3 and unit 5963 to determine the unit in the worst condition. Motion died from lack of a second. John Lanier then moved that the Board proceed with unit 5963 and have the Mansard Roof replaced with a new design to determine what the cost would be to replace each unit when funds are available, seconded by Mary Beth O’Connor, and carried, the motion was approved.

The Pool Committee will meet shortly at the home of Lee Nino. The Board will meet at the home of Pam Holt (6024) on April 14th at 7:00 P.M. Meeting was adjourned.
