BOARD OF DIRECTORS
MINUTES OF SEPTEMBER 9, 2008

DRAFT
The Board of Directors of the Northclift Townhouse Association met a 7:00 PM at the home of Mary Beth O’Connor (6015). The meeting was called to order by Tony Pirrera, Pres., with the following members present: Tony Pirrera (5971); J. D. Brickhouse (5965); Ann Liable (5943); Lee Nino (5977) and Mary Beth O’Connor (6015). The following guest were present: Joe Stewart,Wilson Property Manager, Geneva Holder (6009), Thomas Hallett (6975) and Elide Pirrera (5971).

Upon motion by Lee Nino, seconded by Ann Liable the minutes of August 12, 2008 were approved. Upon motion by Mary Beth O’Connor, seconded by Lee Nino the financial reports for August were approved.

Joe Stewart gave the following report:
1 5993 deck has started
2 Patrick Buffkin’s unit will need work and Lee Nino’s.
3 Next front deck 5959 and 5961 then 5989 and 5987
4 Rear deck 5959 and 5961
5 Trimming has started on the shrubs.

Mr. Stewart presented two bids for the Reserve Fund Analysis, one from Giles seconded by J. D. Brickhouse the question was do we want to conduct a Reserve Fund Analysis, motion was carried three to one.

Upon motion by Mary Beth O’Connor, seconded by Lee Nino that Joe Stewart get two more bids in addition to the two on hand, review to compare the same items and award to the lowest bidder. Role call vote: Liable – yes, O’Connor yes, Nino – yes, Brickhouse – yes. Motion carried.

Guests were excused while the Board reviewed the Delinquent Report.

Motion to adjourn at 8:25 PM
