NORTHCLIFT TOWNHOUSE ASSOCIATION
BOARD OF DIRECTORS
MINUTES OF August 12, 2008

DRAFT

The Board of Directors of the Northclift Townhouse Association met at 7:00 PM. at the home of Paul King and J. D. Brickhouse (5965). The meeting was called to order by Anthony Pirrera, Pres. With the following members in attendance: Tony Pirrera (5971); Tim Miller, VP (5973); J. D. Brickhouse, Sec (5965); Pam Holt, Treas (6024); Ann Liable (5943), (arrived at 7:25 PM). Patrick Buffkin and Lee Nino had asked for an excused absence due to both attending classes on Tuesday night. Guests in attendance were: Elide Pirrera (5971); Paul King (5965); Mark and Julie VanVeldhuizen (6011); Geneva Holder ((6009); Thomas Hallett (5967); and Christine Weeks (5961).

Upon motion by Tim Miller, seconded by Pam Holt and carried minutes of July 8, 2008 were approved.

Upon motion by Tim Miller, seconded by Pam Holt and carried the financial reports were approved for the month of July.

Pres. Pirrerra gave the visiting members an opportunity to ask questions of the Board. The VanVeldhuizens asked about the status of the pool and the finances of the organization. It was explained in detail to them.

Joe Stewart of Wilson Property presented his reports and requested that the Association have an engineer to prepare a Facilities Study to determine the Capital Improvements needed by Northclift and the approximate cost of such improvements. Upon motion by Tim Miller, seconded by Ann Liable and carried the Board authorized Mr. Stewart to acquire bids for such a study and report back to the board.

Mr. Stewart stated that we should have completed the replacement of all front and lower rear decks by the end of the current calendar year.

Ann Liable talked about the need for a possible assessment. No action was taken. The Board discussed the parking lot and the recent towings.

Mrs. Geneva Holder reported that she had inquired about the installation of natural gas to the end building across from the pool. She is willing to pay cost of installation in order to have gas available to her unit.

The Board adjourned at 8:30 PM. and will meet with Mary Beth O’Conner for the September meeting at unit (6015).
