BOARD OF DIRECTORS
MINUTES OF NOVERMB ER 11th, 2008

The Board of Directors of Northclift Townhouse Association met at 7:00 PM on November 11th at the home of Lee Nino 5977). The meeting was called to order by Tim Miller, Vice President with the following members in attendance: Tim Miller (5973), J. D. Brickhouse, Sec. (5965), Lee Nino (5977) Ann Liable (5943), Mary Beth O‘Conner (6015), Joe Stewart, Property Manager and guest Elide Pirrera (5971), Paul King (5965).
Upon motion by Lee Nino, seconded by Tim Miller and carried minutes of Oct. 14th, 2008 were approved.

Tim Miller reported that an email vote and been taken since the last meeting in order to facility the printing of coupon books for due for 2009. Therefore, the Board confirmed the email motion to approve a five percent dues increase for calendar year 2009, making the dues $161.24. The members voting by return email in the affirmative were: Lee Nino, Tim Miller, Ann Liable, Pam Holt, Tony Pirrera, and J. D. Brickhouse. John
Lanier and Mary Beth O’Conner did not respond.

Upon motion by Tim Miller, seconded by Ann Liable and carried the financials for October were approved.

Upon motion by Mary Beth O’Conner and seconded by Ann Liable and carried the proposed Budget for 2009 was approved.

Joe Stewart, Property Manager with Wilson Properties gave his month report:
- Deck replaced at 6212/6214
- Deck replaced at 5987/5989
- Siding on 5977
- Bottom siding on 6004
- 5951 replaced facia board
- 6018 conducted home inspection

The secretary reported that December was the time to receive payments for another six months on the leased parking spaces. Upon motion by Lee Nino, seconded by Ann Liable and carried the Board authorized the continuing lease of space to existing lease at a rate of $150.00 for the next six months, or $250.00 for the next twelve months. With notices going out to board members with the number of spaces still available at the new rates.

Motion to adjourn and to meet on December 9th with Tony and Elide Pirrera unit 5971.
