MINUTES OF October 14, 2008

The Board of Directors of the Northclift Townhouse Association met at 7:00 PM at the home of Ann Laible (5943). The meeting was called to order by Anthony Pirrera, Pres. with the following members in attendance: Tony Pirrera, Pres.(5971) Tim Miller, VP (5973); J. D. Brickhouse, Sec. (5965); Pam Holt, Treas. (6024); Lee Nino (5977); John Lanier (5969); Mary Beth O’Conner (6015); Ann Laible (5943) Joe Stewart, Property Mgr. and guest Elide Pirrera (5971) Jonathan Sherman (5907); Geneva Holder (6009); Thomas Hallett (5967).
Upon motion by Mary Beth O’Conner. Seconded by Ann Laible and carried the minutes of Sep 9th, 2008 were approved.
Upon motion by Tim Miller, seconded by Pam Holt and carried the financial reports for September were approved.
Joe Stewart presented the delinquent report, showing a total delinquent of $3,833.00. His management report followed:
-Phase two, two trees were removed.
-Phase four had one tree removed
-Units 5961-59 front deck replaced.
-Units 5987-89 front deck replaced.
-Unit 6002 sewer line repair
-Unit 6035 plumbing repair
-Units 6212-14 deck is to be replaced in Phase one
-There are ten exterior walls to have siding replaced with hardi plank material as soon as possible. The cost is estimated at $3500 to $4,000 dollars for each unit.
-Some Gutter repairs are being made b y CTI
Under old business it was reported that the
Reserve
Study was awarded to Giles for $3600. Another bid had been received from McClancy Eng. For $5895.00
Unit 5977 will have the front and rear siding replaced due to rot which is being covered by the homeowners policy.
Jonathan Sherman requested a large item pick up day to be scheduled. It was decided to have the pick on Nov. 11, 2008.
There being no further business the meeting was adjourned at 8:00 PM. The next meeting will be on November 11, 2008 at the home of Lee Nino (5977).
