The Board of Directors of Northclift Townhouse Association met at 7:00 P.M. , Tuesday April 14th, 2009 at the home of Pam Holt (6024). The following members were present: Tim Miller, Pres (5973), Tony Pirrera (5971), Vice Pres. Mary Beth O'Connor (6015), John Lanier ((5969), J. D. Brickhouse, Sec./Treas. (5965), Joe Stewart, Prop. Mgr. and guest Elide Pirrera (5971).

Upon motion by John Lanier, seconded by Pam Holt and carried, the minutes of March 10, 2009 were approved.

Upon motion by John Lanier, seconded by Pam Holt and carried, the financials for February 2009 was approved.

Upon motion by John Lanier, seconded by Mary Beth O'Connor and carried, the financials for March 2009 was approved.

Joe Stewart gave the management report:

1 - Front Deck 6040 &6042 was replaced
2 - Concrete work on sidewalks is continuing
3 - Tree removed 5941
4 - Mansard panel put on hold until June
5 - Landscaper not performing as expected by his contract.
6 - Pool Contract being reviewed, and the contractor says the pool is leaking water and will check that out.

Vice President Tony Pirrera asked that the landscaper's contract be terminated and find a new contractor, due to them not having lived up to their obligations. The board agreed for Joe to proceed.

John Lanier reported that the architectural committee would be meeting at his house on May 5th to discuss the style of the front of unit 5963 for the replacement of the mansard.

Tony Pirrera, and Tim Miller reviewed the pool committee's report. There will be a double lock system with a board member opening and locking the master lock each day. Families using the pool will be issued a key for the second lock. Paul King at 5965 will be issuing and recording who has keys. The pool will be open from 10:00 AM to 8:00 PM seven days a week beginning on Memorial Day and closing on Labor Day.

Thurman Spicer appeared before the board to discuss his recent foreclosure. He stated that Wells Fargo has assured him that they would pay the debt. However, Mr. Stewart informed the board that the proceeding had already taken place and that when the money debt was satisfied the attorney would proceed to put the property back in their names.

Lee Nino (5977) arrived at 7:30 P.M.

The board discussed old business concerning the cut off of water for units with delinquent homeowners due of $500.00. Upon motion by John Lanier, seconded by Lee Nino and carried, the board authorized that delinquencies reaching 90 days would have the water turned off, effective July 1, 2009.

Motion to adjourn was carried. The May meeting will be held at the pool facility on May 9th, 2009.
