NORTHRIDGE VILLAGE HOA BOARD
Meeting Minutes
January 23, 2008



Attendees: Lynn Wiletsky, Annie Neroda, Penny Peterson, Lyn Larsen, Patti Boland, Paul Moser



I. Meeting was called to order by Lynn at 6:30.




II. Homeowner?’s Forum -- No homeowner asked to be on the agenda.




III. Approval of Minutes -- Moved and seconded to approve minutes from Nov. 2007 meeting; motion passed unanimously.



IV. Treasurer?’s Report ?– (see attached)
A. Annie reviewed the December financials as per the attached. No extraordinary expenses were noted.
B. Annie and Lynn will put the information together for filing our 2007 taxes. Linda Owsley, who prepared the tax forms and the annual financial report which is submitted to the AZ Corporation Commission, will prepare our 2008 taxes.





V. Architectural Committee Report - The Architectural Committee has not met to date. The committee and Board members will participate on the property walk-thru in January.





VI. Old Business

A. Landscaping ?– Due to the high cost of water, the idea of xeriscaping along 7th St. and around the pool was discussed. The decision was to investigate this further by contacting xeriscaping specialists to determine feasibility and cost.
B. Home Exteriors ?– At the previous meeting, the Board and Architectural Committee set a walk-through for January. Date/time was now set for 1 pm, January 26th. Homeowners will receive a general notice about the results of the walk-thru and a timeline for completion of repairs.
C. Street Reseal ?– The last time the streets were resealed was 6 years ago at a cost of approximately $2500. Two bids have been received to date, ranging from $4500 to $5000, plus tax. A bid from a 3rd company is due the week of January 28th. Eventually, the streets will need a complete overhaul which will be very costly.





VII. New Business:
A. Penny reported on the success of Project Nite-Nite. 24 bags were filled and $75 in cash received from homeowners. It was decided to make this annual event which will be held in conjunction with the annual holiday party.
B. Annie reported that Allstate and their own insurance company are working on the claim that resulted from their fire. It is likely that Allstate will raise our premiums in 2008 as a result, as they have done in the past.


VIII. Next Board Meeting: 6:30 pm, March 26 at 725 E. Gardenia Dr.
