Northridge Village HOA Board Meeting

Attendees: Annie Neroda, Lynn Wiletsky: Jim Tomlinson, Penny Peterson, Jeff Hubbs

1. Call to Order: Annie Neroda called the meeting to order at 7.05 p.m.

2. Homeowners Forum: No one was present to participate in the Homeowner?’s Forum.

3. Approval of Minutes: Prior meeting minutes were not read and were not approved.

4. Architectural Committee:
?• Several homeowners have installed new garage doors, but they have not yet painted them. Annie will speak to all the homeowners with white garage doors and urge them to get them painted in a timely fashion.
?• Annie will speak to Dugan?’s (701 E. Gardenia), about the need to paint their house because it appears to be three colors right now..

5. Treasurer?’s Report: Total income for October/November, 2005 was $13,885. Operating expenses were $15,266 for October/November, for a net loss of $1,381 for the period. We withdrew $1,400 from our Reserve Fund to cover said loss, while the Reserve account earned $210 in interest. Motion to approve the Treasurer?’s report was made and seconded; passed unanimously.

6. Old Business:
a) Landscaping:
?• Jeff will send letter to homeowner regarding the flooding problem in rear of 715 E. Orangewood (Betsy Blankenship).
b) Property:
?• Jeff will contact the county for a formal decision on whether we need to replace the lattice work before giving any further directions to Advanced to expedite the replacement of the lattice work around the pool.
c) Finances:
?• Jeff to check again into the special rate of 3.5% for a 1-yr CD at First National Bank ; if possible, $10,000 can be transferred into a CD

7. New Business:
?• Jeff will check to make sure we are paying the right amount for water.
?• Jeff to check into available rates for earning interest on our checking account balance.

The next Board meeting will be held on Wednesday, March 8, 2005, at Annie Neroda?’s house.

The meeting adjourned at 8:15 pm.
