NORTHRIDGE VILLAGE HOA BOARD
Meeting Minutes
November 7, 2007



Attendees: Lynn Wiletsky, Penny Peterson, Annie Neroda, Sandy Groman, Paul Moser

Guests: Lyn Larsen, Susie Lorenz


I. Call to Order ?– The meeting was called to order at 6:30 pm


II. Homeowner?’s Forum ?– There were no homeowner forum items raised


III. Approval of Minutes ?– This was the first meeting of the new Board.


IV. Treasurer?’s Report ?– there was no Treasurer?’s report


V. Architectural Committee Report -- The new architectural committee: Lyn Larson, Susie Lorenz, and Patti Boland; alternate members Terry Harper and Dori Weber. The Architectural Committee and Board members resolved to conduct walk-thru?’s (landscape and property), at regular 4-month intervals from now on. Each one will be conducted prior to the Board meeting in the months of January, May and September, with the first walk-thru scheduled for January, 2008. Homeowners will receive notice of necessary corrective actions.


VI. Old Business ?– As this is a new board, there was no old business.


VII. New Business
a. Board Officers: Lynn Wiletsky, President; Penny Peterson, VP; Annie Neroda, Treasurer; Sandy Gorman, Secretary; Paul Moser, Member-at-Large
b. Home Maintenance -- The Board will begin compiling a list of reliable contractors, like Maloney Plumbing, for example.
c. Landscaping ?–
i. Board/Architectural Committee members were encouraged to immediately contact Acacia if they see a major problem. We need a new supply of orange flags that identify problem spots, e.g. broken sprinklers. The flags will be stored in a receptacle in the pool area with easy access by homeowners. Lynn will talk to Dan about this.
ii. Acacia trims the grass/weeds in the alley periodically. Lynn will talk to Dan about this.
d. Common areas ?–
i. We need a lightbulb in the cul-de-sac area. Lyn Larsen will explore this.
ii. We need another painting party to complete the one remaining wall in the ramada.
e. Holiday Party ?– Scheduled for Dec. 2, 4-7 p.m., Penny?’s house. Annie will modify last year?’s flyer and make a new one for this year. Penny will supply details about nightie-night project for the flyer.
f. CC&R?’s ?– Lynn will ask Andrew Ellis?’ advice about the wording in our CC&R?’s regarding solar panels. The CC&Rs, By-Laws, and Rules & Regulations will need to be reviewed to ensure that they are in compliance with current AZ law.

VIII. Next Meeting: January 23, 2008 at 6:30 pm at Lynn Wiletsky?’s house
