Northridge Village HOA Board Meeting
3:30 pm June 24, 2007

I. Call to Order
Meeting started at 3:30

II. Homeowner?’s Forum
No homeowners present

III. Treasurer?’s Report
a) Financials
All but 2 homeowners are paid up on monthly dues.
Those homeowners will be advised.
All expenses are still hitting the Operating expense account.
b) Reserves
Reserve bank account has been changed to a high
Interest rate e-trade account. We no longer have a CD; it
has been rolled over to another high interest E-trade savings
account. Checking account still at Compass.
c) It was found that we had not paid our taxes on all the
Common grounds in the complex (8 parcels) since 2003 due
to an error on Brown and Associates part. Annie checked into it and found we had liens on some of these; a total of
$1061.00 was paid for taxes and liens. A letter may go out
to Brown to try and recoup the penalty fees. We are now budgeting funds for these yearly taxes, which comes to less than $100 a year.
IV. Architectural Committee Report
The Architectural Committee did a walk around the property
and have found 12 homes in need of various repairs. These homeowners will be notified by mail.

V. Old Business
a) Ramada
Ramada skylight must be repaired. Board members to
look over 3 bids.
b) Landscaping
Tree trimmers to come back to finish up.
Budget for landscaping ?– converting to one meter for the sprinklers would cost about $3,000-$4,000.
The sprinklers. Leaks around the complex must be fixed;
Don has been fixing the sprinkler system and has already
repaired the sprinklers around the pool area.
c) Water use ?– Lynn checking with the city on our request for water/sewer rate adjustment.

VI. New Business

a) Annual Meeting
Annual meeting in October, need to decide on a date. A notice
along with board membership ballots must go out 30 days
prior to all homeowners.

b) Other items
2008 projects for the complex-
Possibly pick new colors for the complex, paint all at
once.
Have pool equipment checked
Sealant for the streets-approx $2500-$3,000.
Sprinkler budget over the next 3 years
