TMMC not Responding complaints

I have noticed that I have not been getting any responses from TMMC on roof leaks in hallway and other condo units. They seem to avoid emails and voicemails.

Today JANUARY 14 2010, again, and again and along with recently and ongoing for several years now we have had a problem with having “HOT” water at Building 130 East HIGHLINE CIRCLE

 

At what point does Hot Water become an issue and real Decisions are made for Repair or Replacement

 

TMMC>>>You have lost any respect as a management company based on your prior performance concerning this issue. Your inability to take care of real property issues has sunk your performance to an all time low!!!

 

I would like answers and solutions to this problem. I want to hear from the Board of Directors now. Quit hiding the real issues!

I call on the Board of Directors to seriously review TMMC's ability to conduct real property management here at Highline Meadows and use the current ongoing “HOT” water issue. 'HOT” water issue has been ongoing for years now with no resolution!

Dear BOARD OF DIRECTORS,

This evening at Friday January 15th 2010 and my Ceiling is leaking again in the same spot FOR THE THIRD TIME that was repaired OVER A YEAR ago by TMMC. My ceiling is suffering the same leak just like my prior Emails in the Bathroom (Reoccurring leak 7th time).
The visit by David Peck with TMMC and representatives of Alpine Roofing have not cured this obvious reoccurring ceiling leak which is resulting in the Third Damaged ceiling.

At what point are you people going to tackle this issue and start to communicate with the owners of this complex on the condition of the roofs and why have you still not repaired or replaced my roof?

This on going and reoccurring roof leaks confirm that TMMC and the Board of Directors along with Alpine Roofing company are not resolving the issue with Building 130 #303 Roof.

This letter also confirms that the Board of directors are not providing information to buyers and tenants about the condition of the roofs.

At what point will TMMC and The Board of Directors fix these roofs at Building 130. Us owners have all suffered at the hands of this mismanagement for ten years now as our lives have been disrupted by these reoccurring roof leaks and we have been forced to pay special assessments and increases in dues with no Remedy to the roof issue.

It is time that TMMC and the Board of directors replace this roof based on the condition and use the insurance money. We have suffered enough and it is time for action for the course that they are taking could result in a ceiling collapsing and someone getting killed.

Update:
On December 17th at 0800 Alpine roofing representative Steve and another representative of Alpine roofing along Dave peck with TMMC reviewed my roof leak and presented information on how much a new roof would estimate at 56K at building 130. Dave Peck also mentioned that Building 130 and another building would be first for any new roof replacements based on the history of roof leak requests. The  three men inspected the location of the leak and discussed the replacement of the roof on the building.
Alpine suggested that the leak might be between layers and instructed there crew to look 20 feet out around the leak area which was a pond 12 foot pond and 1/2” deep of water directly above the living room area.
I provided a history of the roofs and the three layers that exist currently on the building 130 roof as I pointed out that the roofs were documented as needing replacement as far back as 1995 when a pink news letter was released by the association that new roofs would be installed. Building 130 never received a new roof.

This ongoing roof leak issue is not jut my unit but also in Unit's 304,302 which are suffering even more intense roofs leaks then my roof leak. (SEE ATTACHED PICTURES)

This on going and reoccurring roof leaks confirm that TMMC and the Board of Directors along with Darby roofing and now Alpine Roofing company are not resolving the issue with Building 130's Roof.

This letter also confirms that the Board of directors are not providing information to buyers and tenants of the condition of the roofs and are wasting our money on other projects like painting the garages.

At what point will TMMC and The Board of Directors fix these roofs at Building 130. Us owners have all suffered at the hands of this mismanagement for ten years now as our lives have been disrupted by these reoccurring roof leaks and we have been forced to pay special assessments and increases in dues with no Remedy to the roof issue.

Denise,

I have still not received any documentation on this work in my living room for the last 14 days from the HMCA or TMMC. This letter will serve as my Final documentation as It appears that Rory Scott has completed his portion of project and I have elected to paint the surface since the whole room will require new paint to try and hide the mismatch of texture. (see pictures)

This letter will also document that no inspection for structural damage to the building roof was completed by any authorized party.

Due to the number of leaks in my unit, the whole building and all 20 buildings in the complex,  I have done some research which I hope you will pass on to 'Darby Enterprise Roofing" and the Board of Directors.

After a discussion with Mike Dewit a representative with Owens Corning who researched details concerning our complex,  in 1990 a second layer of  Derbigum (10 Year Guarantee) was added and paid for by Owens corning at a cost of 174K due to "Fuzziness" of the original installation in 1984. This was a defective material put on at the time.

It also appears that Service records stopped after four service calls reported from 1990 to 1993 and the ten year warranty was never used after that date. The roof Expiration on warranty would be the year 2000 which means that TMMC and the HMCA would have been responsible for making sure we were covered on Roof Warranty at that time since they were managing this Highline Meadows complex at that time.

I would like to comment on that Tar or black cement compound was leaking through the 1/2" Plywood of the ceiling in several areas in my unit. Any current or past roof repairs when dealing with "DEBRGUM",  should require proper repair methods involving a Prime and torched down reinforcement layer according to Mike Dewit at Owens Corning.
It appears that either cement or tar is being used to patch the roofs which is a complete waste of money due to the fact the patch may only last 3 months to a year.

Mike Dewit with Owens Corning is reviewing the pictures of the roof repairs on our roof to confirm this incorrect patch method. Mike will also be sending me documenataion on the Second Replacment and any service records.

Considering we have spend over 100 Thousand dollars on roof repairs during the last several years, this is very significant and needs to be addressed. This is considered incompetence by Darby Roofing in proper repair techniques.

Concerning my Ceiling repair, and Considering the scope of work involved, I would say that the maintenance man Rory Scott did an excellent job and appreciate his efforts on this ceiling repair after American Abatement asbestos removal.

I left you a message this morning about Rory Scott, the Maintenance man at
Highline Meadows contacting me to complete the work on the open ceiling  Asbestos' Tent this morning at 0900.This tent has been in my living room for 13 days now.

My question is about if Rory is licensed, bonded and has insured and I am asking again for TMMC and the Board of Directors to Document the Repairs of the ceiling and the Asbestos abatement done by American Abatement in letter form so that I have so kind of recourse later if something happens.

As a management company, you must realize how important documentation is and that verbal work orders hold no validity in today's world.

From an Email last week;

 I got a call from Elaine at American Abatement requesting
that they have the supervisor stop by to do some touch up work that null had
reported. Richard and another person stopped by to remove some hanging and
loose Asbestos and also encapsulate the asbestos border with a spray on coating
called "KILTZ" so that any Asbestos would not drop.

Rory said he could do the job next monday.

I have still not received any correspondence on what has taken place so far from 
TMMC

Tom,

Manny and Martha with American Abatement are finished and have removed the Entry Box and Positive pressure source to the back door. The structure has remained with no Floor coverage. John Fritz with family environmental has taken samples and found negative results. He says that the Ceiling Insulation is Negative but also informed me that the Drywall Tape has been found to be above 1% Asbestos at Highline Meadows.

As you might know, these TMMC directed maintenance personnel have been doing quite a bit of drywall work here at Highline Meadows. As a matter of fact, the Budget shows for the year 2007- 2008 that they spend more than 7K on Drywall alone at this Complex. We have seen Major Removal jobs (360  Degree Perimeter removal 2-3Ft) being conducted several months ago by our Maintenance Personnel at Building 100 unit 105. We have pictures . I thought I should alert you to this fact along with the NON-Communication by TMMC, The Board of Directors and Maintenance personnel as to scheduling for the replacement of the ceiling and retexture.

It appears that they did not show up yesterday or communicate with me or family environmental as to when they are going to finish this job. Also you should know that no city of Arapahoe inspector has visited my unit and that it appears that no permits have been issued for the work performed in my unit.

I find that TMMC is not communicating by Letter, Email or phone as this job has to come to a stall. I would think that this is a prime example of them as Incompetent to coordinate this type of activity at this complex.

Tom,

American Abatement is at my house right now doing the abatement for the bulged 
ceiling at 130 East Highline Circle #303 Centennial Co 80122-Asbestos' 
Abatement? August 26th 2008 at 0900. After they remove the area of 4 X 8 the 
maintenance personnel Rory Scott and Bill Magno are supposed to check for 
structure damage and put the new ceiling in position and? texture.

American Abatement is allowing the maintenance personnel to use the existing 
containment box for this purpose. I will keep you updated.

As part of a ongoing campaign of Mismanagement at Highline Meadows;

 

TMMC directs owner to call a a locksmith when they lose there keys for a Postal Box”

 

TMMC should be more responsible and know that post office boxes and keys are controlled by the post office and all that is required is to go to the local post office and show an ID to get a set of keys to the box!

 

But instead !!! the owner must now pay for a incompetent locksmith who couldn't pick the lock and ended up destroying the lock by drilling and still never got the box open. He also did not have another lock to put in as the Arapahoe Sheriff showed up during the drilling process and told the locksmith to stop.

 

Now the poor owner at Highline Meadows must pay not only the incompetent locksmith but now must go to the post office and purchase a new lock and keys and pay them to put the lock on all because

TMMC is not smart enough” to direct the owner to the local post office.
