  • Respect-O-Meter: Valued Neighbor
At the last homeowner?’s association meeting concerns were expressed regarding the way that more and more of the homes in our neighborhood are being purchased by businesses that then put up business signs in the yards, add to the traffic and parking issues in the neighborhood and generally reduce the family oriented feel of the district. Since the original zoning seemed to be uncertain what direction this district was going to take (thus the R2-B status) is it possible for us to go back to the city/county - either individually or en masse - to request it be converted to pure residential zoning? That way, any business that wants to move in would have to go through approval - which we could vehemently oppose - and allow us to protect the family atmosphere we so adore!

Re-Zoning

Several Orlando Planning directors ''ago'' we asked this same question. They were anxious at the least to try and discourage any change. We also discussed individual down-zoning, which is as they stated ''possible''. Nothing ever came up again.

As for current zoning, the only work that is permitted in our R2-BTHP is home office no customers or employees. Houses on the perimeter of the neighborhod would be more susceptible to a variance. This process takes in consideration public comment. If anyone is aware of ''non-permitted use'' of a particular property, it can be reported anonymously to code enforcement, 407-246-2686.

This topic CERTAINLY can be addressed as new business at a general membership meeting and if there is enough support a motion could be made to furher pursue.

I do agree that character and use BOTH need to be protected not only as traditional city zoning but also historic preservation overlay.
