Foundation issues

We have lived in Park Glen for almost two years.  While I enjoy the neighborhood I have noticed at least five houses that have had foundation repair.  I am concerned that our house is beginning to "shift" so I called a engineer out to do an assessment.  I was told that the houses on my block and the surrounding streets were build too quickly and that the appropriate ground work was not done before the foundations were poured.

If you live in Park Glen and have had your foundation repaired I woud appreciate hearing from you.

I live in Summerbrook just a block or so away from you. I've had water issues since I moved in, 2002 (built 2001). My house has flooded several times and floods when there are sideways winds with rain. I now have concrete floor since I've replaced my flooring 3 times. My back yard is only dry for maybe 3 months in summer, only because of the intense heat. My walls are soft, so much that many of the outlet covers have fell off due to the soft and moist (I'm assuming) Sheetrock. My house was due to close with 2 other families prior to me and something about the water not draining, got them both out of following through with closing. They (Sandlin Custom Homes) ended up slapping in a jacked up French drain system to look enticing that I later found out is connected to my neighbors French drains. 2 yards of run out is too much for 1 residential drainage system. 3 or 4 years ago in the middle of summer, I noticed water filled where my main water shut off is (the one on my side, not the cities). I called FW Water, and luckily got a veteran very smart water company employee who tested all my water for chlorine since that would prove that it is city water. It was not, he suspected exactly what I suspected; a rolling spring in my back yard. He said where there's one, there's many and also said this area way back was known for freshwater springs throughout. He said, that is not his job title and doesn't have any certifications to put his opinion in writing so he couldn't give me a statement what he saw. But he was thoroughly convinced that my cracked foundation bringing all the water in was due to the power of the rolling spring. I put a claim into my slab warranty company and an inspector came out and spent a great amount of time and verbally confirmed my and the water companies theory I the rolling spring and that if the correct surveys were done prior to building, this information would have been known. But, he was there to see if there was defects in the foundation, which there was not. It only had damage due to the water build up underneath. He referred me to an attorney who is the best in Texas for real estate issues. I haven't called her, but every day I tell myself to. Her name is Ann Stark. If you know anyone else who has these similar issues, perhaps a group of us would be more powerful than just one? We too have foundation issues. We bought our home 17 years ago and it was one of the model homes for Centex Homes. We noticed about 9 years into owning our home that we were having what we thought we foundation problems. We contacted Centex because the foundation had a 10 year warranty. They came out and told us we did not but it was just settlement and would level out. $16,000.00 later, we are still having foundation issues. Shame on Centex for not owning up o their mistakes. We will never recommend a friend or family to buy a home in this area or from Centex because of this issue.

 

I wish more would share their issues regarding this the foundation problems in the PGE area.
