COMMENT: "This is in regards to our pool area. In the past 5 years there are more and more people using it, along with increased amount of children. This pool area is entirely too small to accommodate as many people who use it at the same time. There are only 8 chairs as well. We need a new pool area. My suggestion is, that the existing pool area should be turned into a playground for the children, as now they play in the driveways. The tennis court area should be turned into a new pool area, one that is big enough to accommodate all of the residents, and a clubhouse should strongly be considered. I know money is tight with the painting, but the existing pool area is so old and gross, it is embarrassing to have anyone over who doesn't live here. For the past 5 years a new cool deck was supposed to be finished, but it still hasn't been done. Can we have a meeting and vote on this situation? Please let me know."
RESPONSE: Thank you for your letter. We appreciate your input and suggestions. There are several issues that need to be discussed here. 1) Removing a tennis court is not feasible at this time due to the CC&R's. This is an amenity, even in the poor condition it is, and every homeowner owns a portion of this amenity. CC&R's are being reviewed at this time and one of the proposed changes is to address how to handle the amenities in PPS should the homeowners vote to remove all or any part of them. 2) Decking is in poor condition, but if you will note the prior article in this newsletter, the Board is addressing this issue as well as the fence. Also, the landscaping in the pool area may be redone at the same time as the fence and pool deck. 3) Pool furniture-historically, the pool furniture has been vandalized to the point we had almost no furniture at all. It was either destroyed, thrown into the pool or on the cabana roof. Two Board members restrung the lounge chairs two years ago and two picnic tables were purchased last summer. With all the work being done in the complex this past year the pool furniture was not on the priority list. If you need additional chairs, feel free to bring your own for now. 4) As for the money issue, the painting is included in the Special Assessment so "money is tight" is key only to the current operating budget. There is NO budget for any part of what you are suggesting. It would take major research, another major special assessment and a vote by the homeowners to accept it. While the Board agrees the Pool area is not in acceptable condition, the priority has been to get our buildings in acceptable condition first. Safety and security in the pool area is another major concern. We apologize if you are embarrassed. Please explain to your guests that work is being planned in the fall and to please bear with us.
If you would like to pursue getting architectural designs, bids, write up a special assessment and CC&R's amendment and present this to the Board, please feel free to do so.
