Meeting Minutes January 18, 2005

Attendance: See attached Sign-In Sheet.

Location: Smoky Hill Library, Conference Room B.

Order of Business:

1. Call to Order by David Peppard at 7:00 p.m.
2. Election of Officers. Proposals to elect David Peppard as President, Kelly Peppard as Vice President, Kim Ries as Secretary, Ann Monson as Treasurer, and Donna Sereda as Membership Director all passed by votes taken by a show of hands.
3. New Business. Mr. Peppard presented a plan to those present that last year’s dues would be spent on further clean-up and maintenance of the common areas. He reported that so far over 200 55-gallon trash bags have been filled while cleaning up the areas along Dorado and Piccadilly. Mr. Ries and Mr. Ediger will finish the clean-up as weather allows this winter. Mr. Peppard will begin taking bids for maintenance and weed control this spring. Homeowners present at the meeting agreed that landscaping and maintenance is a priority for expenditures. It was agreed that bids would be taken by the job, not by the hour. A question as to whether a Community Clean-Up day for Homeowners should be scheduled. Mr. Peppard stated that he would prefer to hire professionals who are bonded and insured to do the maintenance and clean-up rather than risk someone getting hurt and risking a possible lawsuit against the HOA.

Based on a verbal report from the Treasurer, Mr. Peppard stated that the HOA also had enough funds in reserve to build and purchase the remaining sign to be placed at the corner of Picadilly and Netherland. He will make contact with the company who built the previous signs to make that happen.

Open Discussion:
Kelly Peppard and Kim Ries will attend the next CenCON meeting on Monday, January 24, 2005. They will gather information pertinent to our area and report back to the HOA, specifically information relating to the City of Centennial’s Code Enforcement, and look into whether the City could assist in erecting additional lighting of city streets in this neighborhood.

A discussion of whether the HOA should continue the 4th of July picnic at Pioneer Park was had. Upon information and belief, Jeanine Polzine, the previous sponsor of the picnic, has moved out of the area and it is believed that she would not be interested in sponsoring the picnic again this year. Ann Monson said she may know of someone else who would be interested in sponsoring the picnic and will touch base with her. It was decided that unless a sponsor comes forth, the HOA would not be able to put on a picnic this year. Additionally, it would be encumbent upon someone to step forward and volunteer to plan and coordinate the picnic events, as the current officers of the HOA do not have the desire or time to do so.

Ms. Monson and Mr. Peppard reported that a total of 30+ homeowners had paid their dues for 2005, not including the homeowners who paid at the time of the meeting. Everyone present was encouraged to chat with their neighbors to encourage them to pay their dues so that the HOA could make strides in completing landscaping and weed control projects, and to move on from there to other projects that would make this area a beautiful and fun place to live.

4. The next full meeting of the HOA will be on Tuesday, May 24, 2005 at the Smoky Hill Library. Meeting was adjourned at 7:55 p.m.
