December 6, 2005 Board meeting minutes

Held at St. Luke?’s Church Apopka-Vineland Road, Room C200 at 7:00 P.M.

The Pembrooke Homeowners Association Board of Directors Meeting was called to order at 7:10 p.m. by President Al Delio. Board Members present were Al Delio, Wolfgang Ploch, Tony Vicari, Oscar Ruiz, John Anderson, Trish Lewis and Bernie Rebarchak. Also present was the Property Manager, Nancy Nordyke-Shelley, representing Sentry Management, and Larry Slimick, representing the Orange County Sheriff?’s Department.

OPEN FORUM
A resident requested that there be more Christmas decorations added to those currently placed at the entrances.

Several residents had questions on the work being done at Tract 6/3.

Minutes
A motion was made and second to accept the minutes of the previous Board meeting as amended. Motion approved unanimously. (Delio/Ploch)

Treasurer Report
Approved after date change, as presented. (Delio/Vicari) Motion passed unanimously.

Manager Report
The report was accepted as presented. A copy of the Greenery contract from last year was distributed to determine if the lights were rented or purchased. Copies of Banco Popular loan papers distributed. Copy of homeowner (Surrell) distributed to Board. (Delio/Vicari) Motion to accept passed unanimously.

Old Business
Tracts 3 & 6 ?– A vendor has been selected (Total Site Development) from the six bids received. This is the only vendor that can obtain a performance bond and had the best price for the work requested. John Anderson will meet with the vendor next week on site. He will be the acting Project Manager for this work.
Loan from Banco Popular ?– the initiation fee has been sent to the bank, the loan papers should be forthcoming shortly. A motion was made by Bernie Rebarchak to accept the terms of the loan from Banco Popular, Al Delio seconded the motion. The vote to accept the loan was 6:1 with Trish Lewis voting against the loan.
The 2006 Budget - A motion was made by Al Delio to accept the budget presented to the Board. Tony Vicari seconded the motion. The vote to accept the budget was 6:1 with Trish Lewis voting against the budget.

New Business
There are roots under the sidewalk at 7208 Somersworth. Association Manager requested to contact County Roads on this matter.

House at 7204 Somersworth has a code violation. Association Manager to make site visit at time of next inspection.

The next Board meeting is January 3rd. The Annual meeting will be held on January 24th.

There being no further business to come before the Board, a motion was made and seconded to adjourn at 8:41 p.m. (Anderson/Delio)
