Dear Pineridge Residents,
The Pineridge HOA Board would like to take this opportunity to discuss some issues happening around our community that affect all of us.
Community Pool Prepared for Summer Use
The Pineridge Community Pool is our main amenity besides our wonderful greenbelts and lakes of Gila Springs. Since the beginning of the year, the Pineridge board with the assistance of the PDS Management group has been working diligently to upgrade and preserve the pool facilities so our families and guests can enjoy a cool retreat in these hot summer months. The board has completed the following to prepare the pool for this summer:
?• Replaced worn out pool furniture with nice lounge chairs for relaxing by the pool
?• Repainted iron work
?• Placed non-stick surface on the tile
?• Obtained monthly landscaping maintenance
?• Contracted with a pool service company that we expect will keep our pool looking good and working properly
Pool Vandalism
We are seeing a rash of vandalism in the pool area. Apparently, the vandals have discovered that the pool area is a convenient place to gather late at night without much supervision or safekeeping. We have discovered graffiti, pool drain cover damage, bathroom vandalism, confetti, and trashing of the pool furniture over the past couple of months.
We are asking that the residents of the community do what you can to help stop these insensible, destructive activities around the area. If you see any of these crimes taking place, please contact the authorities immediately. Any ideas that you may have to better protect the pool area should be presented to the board or to PDS Management.
Greenbelt Wall Maintenance
The Pineridge Board has been holding ongoing discussions with the Gila Springs Board on the issues concerning the greenbelt walls. The deterioration of the stucco and paint has left significant eyesores in the middle of our community.
The walls are scheduled to receive a new coat of paint in 2009 based on the cycle that Gila Springs has determined for all of the community walls. According to the Gila Springs Board, the new paint will not be effective and premature peeling will occur before the next cycle unless greenbelt homeowners take action to correct drainage problems.
The Pineridge Board will meet with the Gila Springs Board within the next couple of weeks to examine the issues in more detail including the review of an expert opinion regarding the reasons for the premature wall damage. Residents should present their concerns or questions about the wall, the stucco deterioration, and the painting (currently scheduled for 2009) by contacting the property management office for Gila Springs.
