Q & A Column

May 03, 2005

Q. What is a reasonable amount of time I should wait for an answer from Cline & Co., our management company? After reminding Cline once, if I still don?’t get an answer, what should my next step be?

A. After waiting one week, please contact a board member via e-mail or telephone.

Editor?’s NOTE: Your June newsletter will include a ?“Clip & Keep?” chart showing Who to Contact When, which will include how long the board recommends you wait before sending a reminder and/or taking a second or third step.

Q. I am confused about pressure washing. First, I was told that if I wanted it done, I should arrange to have it done myself. Then I understood the Board might hire a company to do all the buildings. Now I hear that the Board will not be having it done and that we shouldn?’t do it ourselves either! Please help me understand.

A. The Board did consider hiring a company to do all the buildings this spring. However, because water damage is an issue in the lawsuit, the Board is now advising that it may pose a risk to pressure wash before the lawsuit has been resolved. In other words, we would want to avoid Portrait claiming that the homeowners caused further damage by pressure washing. So, there are no current plans for the board to arrange pressure washing of all the buildings. If individual homeowners request cleaning from Cline & Co., the board has instructed Cline to clean the vinyl siding areas that look the worst (greenish) using a bleaching agent at low pressure. For now, the board recommends that other homeowners may want to try to clean our vinyl siding with a sponge mop, vinyl cleaner, and a spray attachment to a garden hose. Just be sure to do so safely.

NOTE: This Q&A Column is a new column for which we invite your input. Please submit your questions to the following email address, which has been set up specifically for this purpose:

pfnewsletter@usa.com

The questions must be of general interest to the homeowners. You must provide your name and address, but if you do not wish your name and address used in the Newsletter itself, simply state that in your email and your wish to be anonymous will be honored. In that event, the only ones who will see your name are Tim & Lauri Thompson. Board members would not know whom the inquiry came from. We will do our best to provide answers to all questions, space permitting.
