We received the following letter on March 3rd, and wanted to pass it along to the Woodvine homeowners, especially those living adjascent to Summer Ridge.
To Woodvine HOA & Woodvine homeowners (adjacent to Summerridge Pond),
In response to a recent email question, we have built a portion of our Summerridge HOA wall, adjacent to our pond, with construction temporarily halted. Our plan is to continue the wall construction this summer to tie to our front brick wall to the south. Also, another block row will be placed on top of the wall making it flush with the top of column. There will be a 6 foot iron fence as an exception to the concrete block wall across the drainage easement near our spillway.
Woodvine property owners may do anything within their properties to screen this wall, as allowed by construction limitations of OKC, utility easements, and Woodvine’s HOA covenant. This wall is approximately 14" inside our property line, with a 22" wide footing at 9" inside our property line. Our previous HOA Board told me that they agreed to allow Woodvine property owners to finish their side of the wall in a fashion desirable to their tastes. As long as this finish is kept on their side (not viewable from Summerridge common area) and is not destructive to our wall property. Finishes such as paint, stain, or spray on stucco type finish are acceptable, but anchor attachments (of any type) to the wall are not acceptable. This wall, located within our property line, serves to protect our HOA from liability by direct access to the pond. This has been an on-going process to construct some type of barrier adjacent to the pond since 2004 when our HOA started. We had several discussions with Woodvine residents and HOA Board members without a mutual agreement met. Our previous Board agreed to move forward to construct the wall and the current Board is proceeding to complete the construction process.
