I have received a notice of a hearing before the Hearings Officer, on
February 11th or 12th (date/time not set yet), on a proposed zone change
from R5 to R2.5 (in compliance with Comp Plan), for the parcel at 1530 SE
30th Ave. This is the vacant parcel directly to the south of Claudia's
Sports Pub. It used to be a substation (hopefully no PCBs leaked).
This 100 foot by 100 foot site would normally allow 4 rowhouses under R2.5,
but apparently there is a provision on ''buffer'' sites, where one side abuts
commercial, that allows one extra unit. Thus, they are proposing to divide
it into five rowhouse lots, with widths of 23 ft, 18, 18, 18, and 23 ft,
respectively. Each will apparently have a driveway on 30th.
The listed owner of the site is Guy Bryant, of GPB Development, LLC, 2036
SE 56th.
The Planner is Kevin Kilduff, at 823-5888.
