Hope your summer was filled with fun and relaxing activities!
SUNSET ON THE BOARDWALK: Our annual social event will take place on Sunday, September 19. Please join us at 5:00 on the boardwalk for a fun evening in which delicious wood fired pizzas will be prepared and served. You can build your own creation or enjoy a signature Pizza by Veraci. Casual dress. BYOB. Guests are welcome to attend. If you are renting your condo, please invite your tenant to attend. Invitations have been posted around the condos. If you would like to make a donation for the pizzas, it will be gladly accepted. HOA will be covering part of the expense.

BOARD MEETING: A board meeting has been scheduled for September 8th at the Post Falls Library. The meeting will start at 6:00. Hope to see you there.
Here is an update on projects that took place over the summer months.
PAINTING: In August, Stockwell Painting completed the scheduled work of the exterior window trim and support columns. More exterior painting will need to be completed next Spring. The patio windows on floors 1,2 & 3 will need attention in our next round of painting as well as other areas. If you are wanting to do any touch up painting in the interior of your condo, Columbia Paint was used. Columbia Paint is located at 2801 N. Government Way, CDA. The color names and numbers are:

WINDOW WASHING: Clear Blue was on location in August and cleaned all exterior windows and screens. Lots of positive comments were heard about the service provided. Several residents had the interior windows cleaned and were very satisfied with the results and price.
LANDSCAPING: During the fall months, the lawn crew will be trimming and shaping shrubs. They also will be pruning the trees coming down the drive.
INTERNET: We have reached an agreement with Diversified Medical Systems, LLC to provide internet service to our owners. The HOA Board has decided to pay all monthly dues for the first year of service with the following conditions:
1. You must be current with all condo assessments/dues.
2. If you fall behind in your assessments/dues, you will be disconnected.
3. In the event you are disconnected, the reconnect fee is $25.
In order to get connected to the internet, you will need to contact Lance Haynie as he will need to enter your condo to complete the connection. There will be a one time installation fee ranging from $0 - $100 depending on your computer setup ( such as his providing a router) and time needed for installation. This fee will need to be paid by the owner at time of installation.

DIRECTV: We are negotiating a contract with John Colwell of DIRECTV. One item that DIRECTV will not budge on is that they need 100% of the units participating at the start of the contract. The bulk monthly rate of $19.99 for the “choice package” is a very attractive price. DIRECTV would bill HOA monthly for all 40 units which would result in around $800. Each additional programming would be billed directly to the owner.
This is where we need your input. Would you be willing to have your monthly assessment increase by $20 per month to cover the cost of DIRECTV for your unit? FROM LAKESHORE TO RIVER’S EDGE
It has been a busy, though short summer. There are currently nine units on the market. There are four 1500 sq. ft. units starting at $229,900, and there are five 2100 sq. ft. units starting at $318,250.
There has been one closing for around $408,000. It went on the market in January of 2009.
