March Meeting

Well the meeting was very interesting last night.  Everyone that attended got to enjoy 40 mins of hearing and watching a slide show of how our community is washing away.  Some due to design some due to plain old erosion.  Nice thing to know is our President and Vice President are looking into spending $250,000 to correct this situation.  Where will the money come from you ask, got that covered too.  A special assessment.  With 12% not paying there normal dues, I am sure everyone will step up to the plate and pay the special assessment right away. 

I did ask for Chad (President) and Paul (vice-president) for the resignation, in which I was quickly told " NO".  Chad told us that his term will be up in a couple of months anyway and then we can have anyone we want.  Chad and Paul's term's were up last Nov. but because there was never a Annual meeting held, in which there position on the board is voted on, and others can run against them to hold positions on the board, they just retained there positions for another year.  This means there term is not done in a couple of months it is over in Nov.  Chad, from today thats 8 months, not a couple.  Just look at what Kachina did to our finances in the 2 months, after we gave them notice that we were dropping them. 

I plan on doing everything I can to remove these two before they do more damage to our community and HOA.  Many of you have seen and talked with me as I travel around our community asking for signatures on a petition.  I have listened to your concerns and I have informed you of overpayment in HOA dues. 

Everyone please remember your montly dues are $46.80 NOT $47.00 and if your late on your payment late fee is $5.00 a month NOT $15.00.  Since many of you have over paid since the coupon books were sent to you, you have a balance.  Contact Oasis - Office 623.241.7373 or Bretts Cell 480.861.9150 ask for your over payment be subtracted from your next months bill or ask for a refund as I did.  Biggest part is do not hang up the phone until you get what you want.  According to several people at last nights meeting, Oasis is not returning phone calls.  I was only transferred 3 times when I called and was finally told that I would receive the information I requested in a e-mail, which never came. 

If anyone could spare an hour or two, or maybe just want to go up and down your block with the petition please reply on here with your e-mail address and I can send you a copy.

So, were you one of the new board members? I was there and if you were the guy up front, I did not see you apply for the board member position. You the know the old saying "step up or step out?"

I don't have the time to volunteer or I would have applied. I really dont care about the 20 cents - it has been credited to my account. So what?

What I do care about is the management company not responding to calls. I plan on calling them today and seeing how they respond.

It is a shame that so few of our community shows up to these meetings. When ever I attend, I see some of the same people attending good for them! I just wish more people attended.

As far as the 250K, I did not hear anyone on the board saying they intended to spend that kind of money.

 

 

Yes I was the guy up front.  There are two reasons why I did not raise my hand to become a board member.  1.  I will not be a board member as long at Chad and Paul are on the board (one of the main reasons why 3 board members resigned last month).  2. If I did become a board member last night I felt it would be a con flit of interest for me to continue to go around with a petition for recall of Chad and Paul. 

I am certainly glad you do not mind Oasis holding your money, remember some people, in accordance to the wrong coupon book are paying $15.00 as a late fee rather than the $5.00 per month.  If the home owner is not told about the error they continue over paying.  I never received any correction from Oasis, and with the many many people I have talked with, neither have they received anything.  It really has nothing to do with the .20 cents, it is the principal of it.  I bet you would be hollering if it was $20.00 a month error. 

If you attend each meeting, why not ask a neighbor to come with you and hopefully next meeting another will join you, it would take only a few meetings and we could have over 100 people at each meeting rather than the regular 20.

The board can not spend 250k on the issue of errorison, because they have a spending limit of less than 10K I believe.  Anything over that amount the board needs permission of 2/3's of the home owners.  What gets me is they are considering it.  Does the problem need to be fixed, yes.  Right now when we only have 33k in the bank, NO.  As far as I am concerned that was a waste of 40 mins. for each of us at last nights meeting.  I do not know for fact if the Lawyer that was there charged us for her feedback or not but I would not doubt it.  So here we are almost broke and spending money on a Lawyer to tell us that unless we just pay for it ourselves it will be a long process to try to get the builders to cough up some money to correct the areas they messed up on.  According to Paul this was started last Oct.  I am sure the Engineer was not free either.  More money wasted, more time wasted.  This is one of the reasons Chad and Paul MUST GO.

Okay, I go to almost every meeting but had an emergency, so I missed it. What exactly is the issue of erosion? If it's that the rocks are getting washed away, well... Providence never uput enough rocks in the common areas to begin with, so the erosion is more apparent than usual. This is not a $250K issue, rather a common sense of understanding environmental science (remember grade school?). Come on, "HOA Gods"! Why spend money that's not there when you feel the need to bring your to the meeting attorney to fight off the controversy that's been started?

I would love to help in gathering names for a petition, but I have to take any and all work I can right now in this economy, so my hours are crazy. Is there another way I can help that you might have an idea for?

Does anyone have a current copy of the CC&R's, as I don't and was told that I should have kept ahold of my original- I should have one, I just need to look for it- was the answer.

THANK YOU FOR THE HEADS UP ON THE PHONE ISSUE WITH OASIS- I need to find out what the heck I owe since I paid ahead and now have no idea of what I owe. I guess the simple math is deduct $.20 from every month I paid to Oasis, right? Whatever.

Since I was not at the meeting and am possibly speaking out of turn, can anyone clarify for me why the attorney was present at this meeting?

Can a board member clarify when terms are for up the different members and who are the board members right now? Were any nominated? If not, when will this occur?
