In 1999, we were able to complete our large-scale roofing project. All original roofs in Quail Valley have been replaced over the past few years.
In addition, in 1999 we were able to seal all of the driveways. This greatly enhanced the beauty and value of the property, while lengthening the life of the parking surfaces.
In 2000, we plan to power-wash all of the buildings that need to be cleaned. In addition, we will be moving some trees and putting a greater effort into maintaining the landscaping at Quail Valley.
With the completion of the roofs, our largest capital expense, we have been able to modify the budget to finance this year?’s house-washing and landscaping projects. In addition, we will be contributing enough to the roofing fund to ensure that we?’ll have the money when the new roofs need replacing in the future. We are also putting aside money to fund future ongoing projects including asphalt sealing, gutter and concrete maintenance, house washing, and other general repairs.
Thanks to the guidance of Property Manager Hal Kearns, we were able to budget for all of this without raising monthly fees.
