Even though TMMC and the Board of Directors might be checking for Asbestos levels with a test before any removal due to damage from ceiling leaks,which is caused by the roof, they are not Documented any work in the form of Written Letters, Emails or Work Orders to the Occupants of the unit.

What this means is that any work done by verbal may not have been done at all. If there is no paper work proving that the work was done then TMMC and the Board of Directors are continuing under the radar by not documenting any Roof repairs, ceiling or wall repairs due to the "SHOT" roofs claimed by Darby Roofing.

To make matters worse not only are they not documentation any work they are ignoring emails, letters and requests for information. Surely this community has realized by now that we are being taken to the cleaners and it is time for us to go into emergency mode?

We Must start to document every request in writing to TMMC by sending it to them and yourself or at the very least copying someone else as a witness on an email request. The Board of Directors and TMMC can claim that they never got the information later down the road since nothing was put in writing.

So please.... Put it in writing and save it till you need it!

WHY**Possible Asbestos Exposure**Potential Heath and Safety issue for Building 230

On Saturday 10-18-2008 some residents may have noticed a major renovation project at Building 230 East Highline Circle #204. Apparently this unit was having walls removed as well as the Ceiling "popcorn" Insulation that most likely Contains 7% to 15% Asbestos and the drywall tape contains over 1% Asbestos.

 

As the cloud of dust settled in the building the following was noticed by witnesses;

 

  1. No Authorized "Asbestos" Abatement was being performed and potentially exposing the occupants of Building 230 to life threatening Air borne fibrous Asbestos particles. Once these particles enter your lungs they do not come out that ultimately cause mesothelioma.

 

WHY IS THIS HAPPENING;

  1. There should have been a minimum of air filtering and plastic covering to contain the area and then the abatement should have been done professionally by authorized parties.

  2. The Board of Directors, Maintenance personnel and maintenance Company TMMC are aware of the health issues and still have not informed the community of the risks and have allowed this 'Rip and Skip' activity to continue putting people lives in jeopardy.

  3. No Signs, Warnings, Permits or Work orders were posted from Saturday until Tuesday night pertaining to the scope of work being performed in the 230 east Highline Building with 22 other Occupant units.

  4. Owner's are responsible for following state approved guidelines in removal of Asbestos from any Owned property. The fact that they may not be taking this seriously is putting this community at risk by exposing them to Asbestos containing materials that are a Known Health Risk.

 

 

Whats Next;

 

  1. The occupants may have already been exposed but there still may exist a health hazard due to the fibrous airborne materials which have settled on to the ground of the unit, tracked into the common area hall and through the open windows.

  2. This issue is being escalated to the approved agencies

Folks,

 

Most of the information for Asbestos's in our complex has been hidden from owners for many years now. Projects still occur like the one just posted at the link website "Highline Meadows Fellows" in which Asbestos was not tested before removal and demolition already occurred causing cancer causing particles to fly into the air and out of control. It is the responsibility of the Management company and Board of Directors to approve any major work and then disclose that Asbestos materials exist.

In our Complex Asbestos's "Rip and Skip" has been going on for years now without any training on the part of the residents, Board of Directors or Management Company. Basically if you don't get caught...who cares, but you might need to know the health risks associated with such a chance as Asbestos fibers once they enter your lungs never come back out again.

Considering older and younger people living in a common building with many units, the chance of exposure goes up and is unknowing due the fibers being invisible to the naked eye. It is always best to follow EPA Regulations and procedures and informed the Potential buyers, contractors, residents and any other parties that Asbestos exists and it is there responsibility to follow correct procedures when disturbing it!
