OPEN SESSION MINUTES


PRESENT
Michael Radig, President

CALL TO ORDER
Mr. Radig called the meeting to order at 6:01 p.m.

HOMEOWNER FORUM
There were 4 homeowners present.

REVIEW AND APPROVE MINUTES
Minutes of the October 11, 2006 meeting were reviewed. MOTION for approval by Ms. Steele; second Mr. Peterson. Minutes were APPROVED.

REVIEW AND APPROVE FINANCIALS
Financials for August 2006 were reviewed. Mr. Breinig stated that RRHOA was due a credit from the City of Peoria for overpayment of water bills. Ms. Steele questioned the ?“New Management Account?” which is listed in the assets portion of the balance sheet with a negative balance. Mr. Breinig will investigate and get back to the Board. Motion to approve financials by Ms. Thomas; second Mr. Peterson. Financials were APPROVED.

OFFICER REPORTS
Architectural Report ?– Mr. Radig asked what the standard turn around time was for CPMC receiving a request and then forwarding that request to the committee. Mr. Breinig stated that it took about one week for the request to be received, logged, scanned and forwarded to the architectural committee.

Ms. Steele reported that the Board meeting will be held on December 13, 2006 in the Peoria Library.

Ms. Steele drafted a newsletter that can be sent out with the next billing cycle. Mr. Breinig received the newsletter and stated that the letter will be sent to all homeowners either with a copy of the budget or the next billing cycle.
NEW BUSINESS

Landscape ?– Carescape did not submit a monthly report. Mr. Radig reported that the tree stumps at the entrance to RRHOA have been removed. The Board then discussed the bids received from other landscaping companies. Ms. Steele moved that the Board contract with Brent?’s Landscaping to be RRHOA?’s new landscaping contractor beginning January 1, 2007. Motion was seconded by Mr. Peterson. It was moved and seconded that RRHOA contract with Brent?’s Landscaping. Mr. Radig asked that Brent?’s Landscaping meet with him and Mr. Peterson to inspect the property prior to January 2007. Mr. Radig only requested that Mr. Breinig approach Brent?’s and request that all plant material within 2 feet of the community walls be pruned back prior to January 2007 to allow the painting contractor room to paint the community walls.

OLD BUSINESS

Walls-RRHOA has contracted with Artistic Painting to paint all the community walls. The work will begin in January 2007.

The following lot numbers were drawn for the November prize drawing of $175: Lots 163, 22 and 128 were drawn. No homeowners were present. The December prize drawing will be for $200. December will be the last month of the prize drawing.
