CALL TO ORDER
Mr. Pittman called the meeting to order at 6:05 p.m.
HOMEOWNER FORUM
No homeowners were present.
REVIEW AND APPROVE MINUTES
Minutes of the October 2004 meeting were reviewed. MOTION for approval by Ms. Steele; second Mr. Radig. APPROVED
REVIEW AND APPROVE FINANCIALS
The financial records for October 2004 were reviewed. There was a question about category 5520, also which lot was charged the NSF charge. Mr. Breinig will look into both. MOTION for approval by Ms. Thomas; second Ms. Steele. APPROVED.
OFFICER REPORTS
There was no landscaping report given by the landscaping company. The Board would like to know if this is a monthly or quarterly report. The Board would like to have it monthly.
CPMC is still awaiting responses to a request for landscaping bids. Mr. Breinig will bring the bids to the December meeting. The Board had a question about the letter send to the landscaping companies. The letter mentions a playground. RRHOA does not own a playground.
CPMC?’s handyman has until the end of the week to repair the wall at 81st and Olive or the Board is requesting someone else do it. Mr. Breinig will contact the handyman.
A new insurance claim adjuster called Mr. Breinig. He would like to survey the damage. Also the contractor to fix the curbing has postponed the repairs due to weather conditions. The Board decided not to wait for the insurance adjuster, but to go ahead with the repairs.
The Retained Earnings proposal and the Refund policy will be tabled until December. Both need to be rewritten and double checked for spelling errors.
NEW BUSINESS
The Board approved off calendar inspections to the property. Currently the property is inspected twice a month. Mr. Breinig is late in completing this week?’s scheduled inspection. The Board voiced its displeasure with CPMC?’s failure to complete several items in a timely and professional manner.
Letters will be sent to the homeowners in December with a copy of the budget.
