COVENANTS, CONDITIONS AND RESTRICTIONS

Southampton Homeowners Association Overview of General Covenants

The Southampton Community is a Planned Urban Development, or PUD. One of the benefits of being a homeowner on the Southampton PUD is that our community is governed by a set of guidelines, known as the Declaration of Covenants, Conditions and Restrictions. These were established with the intention of insuring a beautiful, comfortable, harmonious environment with lasting value for our enjoyment. The following is intended as an overview of the major covenants that govern our development. While it is not all inclusive, some major points are noted.

Antennas, Poles and Wires

In order to maintain clear frontage, all antennas, poles and wires for the transmission and receipt of electronic signals, etc. should be placed and maintained on the rear portion of your property or dwelling.


Boats, Trailers, Etc.

No boat, boat trailer, house trailer, motor home, horse trailer, large work van, etc. is allowed to be stored out in the open on any property for a time period of more than 24 hours. The intent of this covenant is to insure that the neighborhood does not become a storage area.


Trees

The natural landscape of the area is an important part of its value. The trees around us have a great deal to do with this, even the native ones. Because of this, no tree having a diameter of more than six inches as measured from a point two feet above the ground shall be removed from any property without the prior approval of the Architectural Review Committee.


Refuse/Trash

In order to insure a clean and pleasant environment, refuse or trash should be stored so that it cannot be seen from adjacent or surrounding properties. Trash containers, recycle bins, Etc. should only be placed in the open prior to the regularly scheduled trash pick up day, and be removed as soon as possible after pick up.


Maintenance of Property

Each homeowner should maintain his/her property so as not to create any sight obstructions of the road/street traffic for drivers, joggers, walkers, Etc., cause unnecessary problems for his/her neighbors, or erect a structure that may be viewed as unattractive in appearance or incompatible with the surrounding properties.


Mailboxes/Fences

In order to insure consistency, all mailboxes must be approved by the Architectural Review Committee. Fences may not be erected on any property that exceed the back corner of the house, and cannot be placed on either the front or sides of the property.


Outbuildings

All utility sheds, porches, separated carports/garages, Etc. must have approval of the Architectural Review Committee. This is intended to insure that all structures are consistent with the design of the neighborhood and the property in question, and do not create a structure of questionable design and/or materials that may create an eyesore for your neighbors and the neighborhood in general.

These are the major covenants and restrictions. Every homeowner should have a complete copy. If not please contact a board member to obtain one. Please understand that these covenants and restrictions are intended to insure the value of our subdivision-they apply to all of us.
