Community Walk Through

On Saturday, May 14, 2011 the Board of Directors conducted their annual walk through of the community.  Every property was looked at, as well as road and sidewalk conditions, and our exterior fence line was inspected.  Results have been forwarded to MSI for further action.  In the event that you receive a letter asking you to correct a problem, please be aware that this is not a personal attack.  It is merely due diligence on the part of the HOA to help maintain property values.  During this time, when there are foreclosures in our community and homes being sold for a lot less than many of us paid, it is more important than ever to step up home maintenance.  Neglected homes make it even harder for those who need to sell.  Please do your part.
Here are a few general observations on our aging neighborhood.
1. Many homes are in need of paint.  Southern and western exposures are really looking splotchy and faded in some cases.  If you get a letter about your home needing paint, go outside and look at it from every angle, and you will see why you are being asked to paint.  In some cases, redoing trim paint, garage door paint or touch ups will buy you a little extra time.
2. We noted many homes with front steps that are sagging, tilting, heaving, or falling away from the building.  These will need to be taken care of in the near future.  The same is true for driveways, some of which are severely cracked, heaving, and generally unsightly.  Homeowners with these conditions will need to prepare themselves financially for any expensive repairs that are coming their way.
3. Fences are generally not looking very good.  Fences must be stained and should NEVER be painted.  Homeowners are responsible for staining both the inside and outside of their fences.  See the new list of pre-approved stains in this newsletter.  Broken pickets should be replaced and stained to match.
4. Basketball hoops should never be stored on the public sidewalk:  You are blocking access for everyone else!  Hoops should be removed to the driveway or other areas when not in use.  In addition, nets should be replaced regularly.
5. Weeds are everywhere, and with the rain we have had, they will be popping up in abundance.  Please stay on top of your weeds and remove them regularly, especially in the rock areas and flower beds.
6. Most homeowners have replaced their carriage lights over the years, but some of you still have the original builder-installed lights.  These have oxidized over time, and generally look worn out.  These really should be replaced with new lights.  If you replace yours with the same style you currently have, no ARC request is required.  If you wish to update to a new style, submit an ARC request.

1. Behr Premium Weatherproofing Wood Finish; color is “Redwood 502”.
2. Behr Westerproofing Wood Finish; colors are “Redwood 402”, “Natural 400” or “Cedar Nauraltone 401”.
3. Preserva Wood Oil and Stain Sealer; colors are “Redwood” or “Cedar”.
4. Thompsons Water Seal; color “Natural Cedar”.
If you wish to use a stain color not on this list, please submit an ARC request prior to using the stain.

Seasonal Reminders

  • · Design Review Request forms are required whenever any exterior change to your home is planned.  The forms can be found online at our HOA website (www.msihoa.com).  If you plan to paint your house this summer and wish to change your paint colors, be certain to put in a request.  If you plan to use the same colors, no request is needed.
  • · With warmer weather comes an onslaught of people at play, especially children on or near our streets.  Please use extra caution when driving through the neighborhood.  Let's all slow down and be accident free this summer.
  • · As we enter the lawn watering season, don't forget that ECCV has assigned our watering days as Sunday, Tuesday, and Thursday for even numbered addresses; and Monday, Wednesday, and Friday for odd numbered addresses.  There is to be no watering between 10:00 a.m. and 6:00 p.m. daily.  There are exceptions in the case of new sod.  Please consult the ECCV website at www.eccv.orgfor details.   On the subject of water, we need everyone to be aware of and report broken sprinkler heads and leaks along our common area at Smoky Hill and along Riviera.  Leaks need to be repaired promptly, or they end up costing us a lot of extra money in water.  Please contact Cindy Travis if you notice any type of water leak situation stemming from our sprinkler system in our common areas.
  • · If your lawn is looking particularly bad this spring, as many are, you may have a fungal disease or turf mite infestation.  These conditions require special treatment.  You should consult a professional at one of our local garden centers for assistance.  Rehabilitation is usually possible with treatment and possible re-seeding to help it along.  It is best to work on this problem early in the season in order to get your lawn up to par before the heat of summer.
  • · When mowing, remember to remove your grass clippings from the sidewalks and streets.  Grass clippings strewn about are unsightly and cause drainage problems downstream.
  • · Garden hoses should be stored on hose reels or at least coiled neatly on the ground near your faucets.  They should not be left to lie willy-nilly all over the place.
  • · The change of seasons is always a good time to remember to change your furnace filter.
